What are you reading now? "Reputation: What It Is and Why It Matters" by Gloria Origgi (translated by Stephen Holmes and Noga Arikha).

What spurred you to read it? A favorite client of mine gave the book to me as a gift, so I had to read it right away.

Has anything stayed with you? Origgi's book talks about how our reputation becomes a part of our personality, and how the growth of the internet can now make or break a reputation at lightning speed. While the internet has a large quantity of information, we cannot possibly read everything ourselves. So, we need to trust other people to rank that information for us. For Origgi, the internet is a "reputational device" because the mere ranking of a thing as higher than something else can enhance its reputation.

Would you recommend it to others? Absolutely. Origgi uses examples from literature, economics and psychology to bring this book of philosophy into the real world. One fascinating example of the power of reputation at work is attorney Robert Parker, who became known as the world's "most powerful wine critic." Origgi provides fascinating insight on how his opinion came to be considered more valuable than those of wine experts with years of formal training.

Manhattan Residential Sales Market Report February 2018

In February, Manhattan contracts signed trended downward year-over-year for the third consecutive month. Pricing metrics for condos were varied, as average price rose compared to last year, while median price fell. Meanwhile, pricing metrics for co-ops saw gains, with average and median price both increasing more than 25%. Average price-per-square-foot was up for both condos and co-ops. For condos, the figure hit $2,179 - while it reached $1,515 for co-ops. Listed inventory continued to rise, with co-ops seeing more than double the increase of condos. Days on market declined dramatically for condos, but rose substantially for co-ops. Negotiability increased for both product types when compared to last February, but declined month-over-month.   ( Citi Habitats )


Brooklyn Residential Sales Market Report February 2018
During February, the Brooklyn market experienced an increase in contracts signed, up 9% versus last year, driven by strong new development sales in southern Brooklyn. However, because sales in less-expensive areas of southern Brooklyn were up this month, the borough's average and median sale price experienced double-digit declines of 12% and 19%, respectively. Average price-per-square foot remained unchanged versus February 2017 at $882, but it was up 9% from January. The difference from last asking price to sale price was 1% below the average asking price, an improvement from the figure a year ago. The average days on market figure - of 105 - was skewed by a few high-priced homes selling after sitting on the market for over two years.   ( Citi Habitats )

Manhattan and Brooklyn Residential Rental Market Report February 2018

In February 2018, the average monthly rental price for a Manhattan studio was $2,324. For one-bedroom homes, the average was $3,205. For two-bedrooms, the average rent was $3,974. Finally, the average three-bedroom apartment rented for $5,360. 

Brooklyn studio apartments (in the 14 neighborhoods studied) rented for $2,290 per month on average. For Brooklyn one-bedrooms, the average rent was $2,765, while rents for two- and three-bedrooms clocked in at $3,556 and $4,781 respectively.

In February, the Manhattan vacancy rate fell to 1.74% - from January's rate of 1.91%. This marks the third consecutive month of vacancy rate declines. In addition, February's rate is the lowest the borough has experienced since June 2017 (8 months ago).

When examining concessions, 46% of rental transactions brokered by Citi Habitats offered a free month's rent and/or payment of the broker fee to entice new tenants in February - up from 43% in January. These incentives remain remarkably high - and while they are most common on high-end product, they can be found on both new construction units and re-rentals alike.

"Landlords are taking a proactive approach to temper resistance to current rents," explained Gary Malin, President of Citi Habitats. "Through moderation in pricing and the continued use of concessions, they have been able to consistently reduce vacancy rates - while providing attractive opportunities for apartment seekers."

Cusine | The Story of Borscht
With snow still on the ground, a warming bowl of soup - such as borscht - can be just the ticket.   A favourite of Auguste Escoffier and Allen Ginsberg, the Ukrainian broth can stir up strong feelings.   The soup must balance sweet, sour and savoury flavours. Start with tart: the sourness should come from kvas, made by slowly fermenting beetroot with rye bread and water. Fermented tomato juice, kept through winter with a film of oil on top, works too. Those with less time and fewer pickling jars can use vinegar.  Making kvas you can skip; making proper stock you cannot. Simmering a cut of beef, with onions, garlic and bay leaves is a good savoury start.  The sweet earthiness of beetroot rounds off the flavour.  (1843 )
