The supply of Manhattan apartments fell to 11.8 months in March, but remained 54% higher than a year ago. Condo inventory dropped 15% from February to a 12.5-month supply, while co-ops decreased 14% to 11.2 months. The West Side had the lowest inventory level of any market, with an 8.6-month supply of apartments for sale.

There was a 13.9-month supply of apartments for sale at the start of February, down 15% from the prior month. Since peaking at 19.2 months in October, the months’ supply of apartments has fallen 28%. Co-ops have posted a sharper increase in inventory over the past year than condos.
