Carla Cohen and Barbara Meade opened a small store named Politics and Prose at 5010 Connecticut Avenue, NW, in the autumn of 1984. The bookstore now occupies more than 9,000 square feet of sales space, and almost 16,000 square feet of total business space, including offices and a coffeehouse called The Den. Two branch locations also exist at The Wharf and Union Market.

One of its signature features is an extensive line-up of author talks—at least one nearly every night of the year and often several a day on Saturdays and Sundays--plus frequent events at various off-site venues. Publishers compete to place their authors at Politics and Prose, and authors like coming to the store, in large part because the audiences often are sizeable, informed and keen to support genres from literary fiction and poetry to narrative non-fiction and topical journalism.

Manhattan Residential Market Report Q4 2021
The Manhattan apartment market ended the year strong, with closings 65% higher than a year ago and the most in a fourth quarter in 14 years. Both the average and median apartment prices posted small gains compared to 2020’s fourth quarter, rising 2% and 3%, respectively. Strong increases in resale closing prices were offset to a degree by a 9% drop in the average new development price.

Looking at just resale apartments, the average price is now 10% higher than a year ago, while the median price is up 5%. Resale condos have posted stronger pricing gains than co-ops over the past year, with a strong luxury market pushing the average condo price 16% above the fourth quarter of 2020 to $2,397,189. The average resale co-op price was 5% higher than a year ago, at $1,258,615.

The frantic pace of activity in 2021 has driven inventory down, making Manhattan a seller’s market. This can be seen in the 17% decline in time on the market over the past year to its lowest level in three years. Apartments are now selling at 97.6% of their last asking price, the highest that figure has been since 2017’s first quarter.

Brooklyn Residential Market Report Q4 2021
While the average apartment price in Brooklyn ticked down from the record level of the third quarter, it remained 11% higher than a year ago. This was due in part to a rise in high-end closings, as the median price was just 1% above the fourth quarter of 2020.

A busy new development market helped bring condo prices higher over the past year in most of the markets in our report. Co-op prices posted smaller gains, and even fell in a few areas.

Apartment prices averaged $980,649 in the fourth quarter, 11% more than 2020’s comparable period. The average condo price per square foot rose 6% over the past year to $1,046.

The market remained very active, with 35% more closings than a year ago. While this annual increase in sales is much lower than Manhattan’s, it is important to remember that sales did not decline that much in Brooklyn due to the COVID-19 pandemic. In fact, apartment sales had hit a record high for a fourth quarter in 2020—a record which has now been broken.

Brooklyn’s future remains bright, as the number of signed contracts in the last six months of 2021 was a record high for the second half of a year in Brooklyn.

Queens Residential Market Report Q4 2021
Long Island City Condos. The average price per square foot for condos rose 15% compared to a year ago. There were 112% more closings reported than during 2020’s fourth quarter, helped by a large number of closings at the Skyline Tower new development.

Astoria Apartments. Apartment prices averaged $577,761, a 4% decline from the fourth quarter of 2020. The number of closings was 7% lower from a year ago.

Astoria 1-3 Family Houses. At $1,290,413, the average price was 5% above last year’s level. There were 19% more closings than 2020’s fourth quarter.

Forest Hills Apartments. The average price ticked down 1% compared to a year ago. Reported closings totaled 167, a 14% improvement from the fourth quarter of 2020.

Forest Hills 1-3 Family Houses. The average and median prices rose 4% from 2020’s fourth quarter. The number of closings was 13% higher than 2020’s comparable period.

Founded 21 years ago by Teresa and Tony Velazquez, Baked and Wired opened on a charming Georgetown block near the C&O Canal Towpath. Their two children are now part of the business and continue the tradition of one of Washington, DC’s early independent coffee shops also showcasing the work of local artists.

From their signature cakecups to various other sweet treats, the “baked” part of their name is justly famous. The “wired” part is also presented with equal thought and care. Throughout the week, they rotate through a selection of espressos from Intelligentsia, Mountain Air, Café Integral, Barismo and Elixr. Every two weeks, they release a new pour-over menu.
