Manhattan Residential Market Report Q1 2021
The average Manhattan apartment price fell 12% compared to a year ago, as prices declined for both resale and new development units. Co-ops (-13%) saw a slightly larger decrease in their average price than condos (-11%). The number of closings continued to climb, up 66% from their bottom in 3Q20, and 6% higher than a year ago. 

New development prices averaged $3,106,680 in the first quarter, which was 3% less than a year ago. Surprisingly, the median price, which measures the middle of the market, rose 8% during this time. This tells us luxury prices were falling, while the middle of the market drifted higher. South of 14th Street remained the busiest new development market, accounting for 37.5% of all closings.

Brooklyn Residential Market Report Q1 2021
Both the average and median prices posted strong gains compared to 2020’s first quarter. Pricing gains were seen in both resale and new development apartments over the past year. Prices for 1-3 family houses averaged $1,289,768 in the first quarter, 7% more than one year ago. The median price posted a slightly larger increase, rising 9% to $1,052,500.

In Brownstone Brooklyn, a strong co-op market helped the average apartment price rise 9% over the past year to $1,244,930.  While the average price dipped 2% from a year ago, the median price for 103 family houses rose 4% to $2,315,000. The average apartment price in North Brooklyn of $1,105,467 was 4% less than 2020’s first quarter. The median price of 1-3 family houses fell 1% over the past year to $1,850,000.

Central Brooklyn apartment prices averaged $756,749 in the first quarter, 4% more than a year ago.  The average price per square foot for 1-3 family houses was 10% higher than the first quarter of 2020.

South Brooklyn co-ops led pricing gains over the past year, with their average price per room up 10%. Both the median and average sales prices of 1-3 family houses were 4% higher than 2020’s comparable period.

Queens Residential Market Report Q1 2021
Despite a 41% jump in closings, the average Long Island City condominium price fell 6% compared to a year ago.  The median price, which measures the middle of the market, rose slightly to $952,500. At $568,006, the average Astoria apartment price was 6% lower than the first quarter of 2020.  The number of closings fell from 79 a year ago to 64.  While both the average and median Astoria 1-3 family house prices fell sharply compared to a year ago, it is important to note that this is a small market that can have wide fluctuations in data. 

The average Forest Hills apartment price fell 1% over the past year to $411,884.  Closings fell 20% during this time to 121. Prices for Forest Hills 1-3 family houses averaged $1,320,802, a 2% improvement from 2020’s first quarter. The median price fell 9% during this time to $1,170,000.  Both the average and median Rego Park apartment prices fell 6% over the past year.  The number of sales was 2% lower than the first quarter of 2020.  The average Rego Park 1-3 family house price fell 10% compared to a year ago, to $874,500.  There were 20% fewer closings than in 2020’s first quarter.  Kew Gardens apartment prices averaged $269,013 in the first quarter, 13% less than a year ago.  The median price fell 4% to $250,000.
