Manhattan had a 7.0-month supply of apartments for sale in July, down from 8.4 months in June. The months’ supply for condos dropped 38% from July 2020, while co-ops decreased 26%. With a 5.5-month supply of units for sale, the West Side was the tightest market in July.

Brooklyn 1-3 Family Residential Market Report First Half 2021
|

Brooklyn. Sales of 1-3 family homes rose 53% compared to the first half of 2020. The average price of $1,289,542 was 8% higher than a year ago.
North Brooklyn. While the average price fell 4% over the past year, the average price per square foot was 4% higher during that time. The number of closings was 91% higher than a year ago.
Central Brooklyn. The number of sales rose 41% compared to the first half of 2020. Houses sold for an average of $548 per square foot, a 9% improvement from a year ago.

Queens Residential Market Report Q2 2021

|
Long Island City Condos. Both the average and median sales prices posted modest gains compared to a year ago. A flurry of closings at the new developments Skyline Tower and Prime LIC, led to a 54% jump in total sales from the first quarter of 2021.
Astoria Apartments. At $580,054, the average apartment price was 7% higher than 2020’s second quarter. The number of closings rose 21% from the prior quarter to 74.
Forest Hills Apartments. Closings were 29% higher than the first quarter of 2021. The average price ticked up 2% from a year ago.
