  • Sponsors seeking to close a transaction by the end of the year must achieve an IHDA due diligence “short list”. Please reach out to your assigned development officer or underwriter with any questions.

 



  • The updated construction cost limits replace all previous versions.


  • The updated stored materials & deposits on materials reimbursement policy outlines how IHDA will allow reimbursements for the value of stored materials and deposits on materials subject to the conditions listed in the policy which replaces all previous versions.



  • IHDA, in partnership with the Corporation for Supportive Housing (CSH), is requesting applications for the 2023 Illinois Supportive Housing Institute (SHI). The SHI will be held in person in Mattoon, IL and will address the statewide need for supportive housing. Over the course of four months, the SHI will provide targeted training and technical assistance that will result in a project development proposal for each team. The SHI will create a foundation for supportive housing projects and help build strong teams equipped to navigate the complex process of development. For more information please see the Request for Applications and application document on CSH’s website. Applications are due Friday, Jan. 20, 2023. Development Spotlight

Vera Yates

Vera Yates Homes is a multifamily development built in 1967 in Ford Heights. Located in south suburban Cook County, Ford Heights is adjacent to the Ford Motor Company Chicago Stamping Plant which opened in 1956 and employs 1,290 workers.


The development consists of 36 two-story row houses containing 116 units that provide affordable homes for more than 400 people. Amenities at the property include a community room, daycare center, basketball court and two playgrounds.



The buildings and units have undergone a complete renovation, including foundation repairs: roof and canopy repairs; new asphalt paving; sidewalk, lighting, mechanical, electrical, and plumbing upgrades; repair of masonry walls; fire and life safety upgrades; windows and doors; UFAS and sensory accessible units; and unit interior renovations, which include new floors, cabinetry, paint, fixtures, and appliances.


Congratulations to the Housing Authority of Cook County, Cornerstone Community Development Corporation, Ford Heights Community Service Organization, Reyes Kurson, APEX Construction Group, Globetrotters Engineering Group, RBC Capital Markets, and Citi Community Capital for their work preserving these homes.

DECEMBER SPOTLIGHT - BRITTIANY JONES

This month, we sat down for a Q&A with Brittiany Jones.


Where are you from originally?

  • I was born and raised in Chicago. I grew up in the Prairie District, in the Raymond Hillard Homes CHA Housing Project - now known as the Hillard Towers.


Where do you live now?

  • I now reside in the East Chatham neighborhood.


What is your role at IHDA?

  • I am a Closing Coordinator on the Multifamily Financing Client Services team.


When did you start working at IHDA?

  • I began working at IHDA in November 2016. 


What drew you to IHDA/affordable housing originally?

  • Before IHDA, I worked for a Creditors Law Firm doing Media Skip tracing. So, I was hoping to work in the Legal Department somewhere along those lines, but my hiring managers at the time (Spencer Skinner and Kristine Jurmu) saw that I would be a great asset to the Multifamily Financing department, having worked for the Chicago Teachers Credit Union with my experience in mortgage loans and banking. I couldn’t agree more!

 

What do you find most rewarding about your job?

  • The fact that when I’m out and about traveling to work, or just going for a car ride with my family, I can see and point out all these fantastic developments that IHDA is responsible for helping to fund, which provide housing for so many families. My coworkers and I have worked on many of the properties personally. I love being able to say, “Oh! That’s Mariano’s project!” or, “Wow! That’s Patricia’s project.” 


What has been your favorite project while working at IHDA?

  • Whew! There have been some crazy ones. I would have to say my most memorable project was IFF’s Community Living Initiative. It was one of my very first projects at IHDA, so I looked at it as my, “newborn baby”. I remember it like it was yesterday, because it was one of the last files to be done via paper! The development had about 10 different acquisitions that had to be monitored from start to finish. So, it kept me working non-stop, but I learned so much. I saw it through from start to finish. I worked with some wonderful sponsors and agents including Sarah Kirk, James Ratner, and Kevin Lail at Chicago Title, whom I have kept in touch with all these years. That said, I’m glad we’ve gone digital!
