Since our last newsletter we have closed on four more syndication offerings for our investors.  Our most recent, a freestanding retail property with long-term tenant O'Reilly Auto Parts
O'Reilly in Monroe, GA
in Monroe, Georgia.  One of the largest specialty retail auto parts sellers in the country, O'Reilly operates over 4,600 stores in 44 states.

With the addition of Selig Drive Multi-tenant off of Fulton Industrial, Buena Vista Family Dollar in Columbus, and Lakepoint Krystal in Cartersville, we    
 
have closed on six ventures this year; each offering being fully subscribed within hours of being opened for syndication.
 
Thanks to our family of investors for their enthusiastic support for each of these opportunities.   Our goal is to create a consistent return and long-term value with each offering we make available to our investors.

Employee Spotlight: Steve Farrar

What does Steve Farrar do when not being a devoted husband, dad, coach and avid golfer? Well, if each of his roles were a hat, he would have quite a collection.

His relationship with the company reaches back over 20 years.  Starting as a trusted business advisor, then an investor and advocate for other investors, and finally, nine years ago, he came on board permanently, where he now serves as Senior Vice President.  SVP of what exactly?  The answer is:  Pretty much everything.

Steve brings a wealth of knowledge to the company, its partners and clients.  From selection of prospective properties through due diligence and financial analysis to capital raise/syndication, he is engaged with the acquisition process from start to finish.  As an

investment partner in over 70 of the company's properties, he provides the ultimate endorsement for Newburger-Andes business development efforts.

But his role doesn't stop there. He works with David Andes in many areas of the company, including business development, asset management, portfolio leasing and corporate strategy.  Ever the consummate sales professional, he is also a top producer, spending significant time working with clients on lease negotiation, renewals/expansions, dispositions and relocations.  Steve is also a player/coach having developed a successful intern program at Newburger-Andes which mentors future commercial real estate professionals.

O ver the past two years we have made a move to bring more of our property management activities in-house. This allows us to service our tenants' needs and maintain our properties with greater control and efficiency.
Our crew handles a variety of tasks ranging from lighting upgrades, to HVAC repair to litter collection, painting, patching and pressure washing.  We are even experimenting with handling some of our own lawn maintenance. With the recent addition of Felix Pagan to our crew our complement is up to four full time employees and growing... sowing...and mowing

Every month we send out emails to brokers and agents in the Atlanta area to market properties we own and represent that have vacancies. While 100% occupancy is virtually impossible, we strive for that every day, and as you might imagine we come pretty close. Current occupancy rates for our free standing retail properties stand at 100%, multi-tenant retail at 94.7%, office at 88.3% and warehouse at 97.5%. 2.4 million square feet of the 2.6 million square feet in the portfolio is currently occupied.
 
Colliers International's Q2 Atlanta Industrial Market Report, reports occupancy rates in the Atlanta Market of 92.4% for industrial space, 82.4% (84.4% class B) office space, and 90.2% for retail space.
 
With a dedicated and proactive sales force, low debt, and consistent marketing, we believe we can continue to outpace the market overall and push bullishly toward full occupancy.

Sign, Sign, Everywhere A Sign


Blockin' out the scenery, breakin' my mind / Do this, don't do that, can't you read the sign? If you remember the long haired freaky people of the early 70's you probably know this classic song. But much more importantly, you may notice a new look for our exterior real estate leasing signs as we begin the process of replacing the old ones. Because our availability signs are widely seen and represent our most consistent brand exposure, we want them to reflect positively on our company.
 
From a marketing perspective, the old signs are not in line with the corporate look we have been evolving since we re-launched our website a few years ago. Our objectives are to pick up on the colors use in our communications, create more energy with our signs, and give them  a distinct and fresh look.  Working with Allegra Design, Marketing, and Print  in Sandy Springs we believe we are achieving our objective.
 
The new signs are already installed at our multi-tenant properties in Sandy Springs, Lithonia, Clarkston and Stone Mountain, and we'll continue to upgrade them all in the months ahead.
 
Oh, and if you now have that song rolling around in your head and are trying to remember "who sang that song," it's the Five Man Electrical Band.  And it was released a few years before Newburger-Andes planted its first sign.

Congrats On A Campaign Well Run - Gary Alembik For Judge
 
Newburger-Andes investor and Fulton County Magistrate Judge and Judicial Officer, Gary Alembik completed his run for Judge of the Superior Court of Fulton County, in a close runoff election this summer.

Although he fell short of his goal, we salute Gary for a well-run campaign and more importantly for his service to the well-being of our community. We are fortunate to have him as a Newburger-Andes investor and friend.

 Good-Bye and Good Luck Summer Interns  

Joe Virgin completes his PhD - (Post hole Digging)

As the summer comes to and end and school rolls back into full swing, we want to commend and say thanks to our three summer interns. Vishan Patel, a Junior at the Westminster Schools, Joe Virgin a Junior at Woodward Academy and John Gosnell a Senior at the University of Georgia, made contributions both in the office and in the field to our operation this summer. Hopefully they learned something too.

Good luck to the three of you as you pursue your goals and dreams!

MVP - Most Valuable Pet? 
    

Between primping for beauty contests and sunning at Rosemary Beach, our most popular employee, Eva, attends meetings in the office, greets visitors, and generally brings happiness to everyone she meets. A local beauty, she recently was crowned The Atlanta Botanical Garden's Reindog Champion.
 
A recent USA TODAY Snapshot, citing a Banfield Pet Hospital survey of 1,000 employees and 200 HR decision makers noted that 81% of HR managers and 67% believe pets in the workplace boost productivity. We wholeheartedly agree!
