When Opportunity Knocks We Quickly Open The Door

With 125 properties in our portfolio, representing nearly 2.5 million square feet of space, and a goal of 100% occupancy; we set out to meet this challenge every day. Solid properties, a professional leasing staff, and terrific support team enable us to come pretty close to meeting our goal.
 
Today our overall occupancy stands at 96.9% . In a typical month we will have space available at 10-20 properties.   Our retail shopping centers are 98% leased, followed by free standing retail at 97.6%. Our 1.6 million square feet of Warehouse space representing the bulk of our square 
 
footage is currently 96.7% leased. Office space, the smallest percentage of square feet in the portfolio at roughly 50,000 square feet is presently 86.1% leased.
 
Not bad. Could be better. Back to work.

Getting Our Drone On With Our New Phantom 4 Pro
  
From set-up to flight in less than 2 minutes, Newburger-Andes new drone allows it to survey and photograph (video and still) our properties from above. Acquired in June, the Phantom 4 Pro boasts a 1-inch 20 megapixel sensor capable of shooting 4k/60 fps video and Burst Mode stills at 14 fps (frames per second). The drone has rear vision and infrared sensing systems for a total of five-directions obstacle sensing and four-directions obstacle avoidance. For the un-techies amongst us that means it shoots great video and stills and is hard to crash.

So what does this do for Newburger-Andes, its investors, and clients? The drone will enable us to produce high quality video and stills for our marketing materials including print, email, social media, marketing packages, sales presentations, etc.  

In places where we can use video, it will make our marketing material richer and more interactive. 

It will also allow us to proactively survey the
roofs of
our existing properties and potential purchases for issues which might need to be addressed.

Well Done Lisa!
Lisa Bowman, Newburger-Andes investor for over two decades, was recently honored for her work on behalf of United Way Worldwide by the
American Marketing Association  (AMA).

The largest marketing association in the world, the AMA, and the American Marketing Association Foundation (AMAF),  
recently named Lisa recipient of the 2017 Nonprofit Marketer of the Year Award for her extraordinary leadership and achievement in the field of nonprofit marketing.
     
As EVP and CMO of United Way Worldwide, Lisa oversees brand, marketing, communications, the long standing NFL partnership, and research at United Way, and was selected for her strong leadership, passion for helping others and demonstrated excellence in marketing.

AMA/AMAF's Nonprofit Marketer of the Year Award is the highest honor bestowed on a nonprofit marketing professional. Lisa accepted the award during the annual AMA Nonprofit Marketing Conference in Washington, DC, July 10-12.

       Highlights from the...       
Our sales team, in addition to keeping our own properties leased, continues to make hay in the greater Atlanta real estate market.
 
Steve Farrar recently closed three separate medical related office lease deals in Alpharetta totaling nearly 30,000 square feet of space. Steve was able to help his clients, Comprehensive Internal Medicine, Hiser Orthodontics and North Atlanta Oral and Maxillofacial Surgery find medical office spaces ranging from 3,000-12,000 square feet that met the unique needs of each client.
 
Bob Rickey and Joe Culotta sold a 4,000 square foot office/warehouse building in Kennesaw.  The buyer, Atlanta Specialty Woods, manufactures custom fireplace mantels.  Sale price was $350,000. 

Team Newburger-Andes Best Rain For The Cure 
 
Originally scheduled for, May 13, 2017, but delayed to June 24th due to the little bridge problem we had in May, Team Newburger-Andes was all smiles despite the rain after sponsoring its first team ever in the Susan G. Komen Race for the Cure. Our team, organized by Newburger-Andes employees extraordinaire, Maria Garcia, and Eileen Martinez, led us through the rain to complete

the race. We are especially thankful for Maria, who has beaten breast cancer twice over the past two years and is shining example of strength for us all.

Employee Spotlight: Maria Garcia

This month we want to introduce you to Maria Garcia. If you read the article above, you already know she is a survivor. What you may not know is that she is an important part of our Accounting Department where she is a consummate professional.  Agents, investors, and vendors love Maria because in addition to her other accounting duties she makes sure all of them get paid.
 
Maria has been with Newburger-Andes since 2011 when her best friend Eileen Martinez recommended she join the company. This year she was promoted to Accounting Assistant and works closely with Sandy Moncrieffe. Besides getting to work with her best friend, Maria notes the family-like culture of Newburger-Andes is really what she likes most about her job.
 
On the personal side, Maria came to the U.S. from Ecuador in 2004 to learn English after attending University in Ecuador. Her parents, have been married for 38 years, her sister is a veterinarian and her happy and healthy grandma is 92 years old. Add in her cousins, aunts, uncles, and nephew and every family gathering becomes a big party.

When not at work, she stays fit with Zumbaand weight training, helps her boyfriend Rob with his catering business, and slows down occasionally to spend quality time with her Rob.

Opening Late Summer in Historic Woodstock:

Newburger-Andes is excited about this great new project in Woodstock Georgia. This build to suit project is the first of its kind for our company.
 
While maintaining a few exterior walls of the original building which was most recently occupied by Hotdog Heaven, the structure is being otherwise transformed by its new tenant Vintners Entertainment Group, LLC into a new building designed to integrate beautifully with its historic surroundings. The purchase closed on June 1 with construction commencing immediately, and the renovation is well underway.
 
With anticipated opening late this summer, the building on an iconic corner and will be home of Rootstock and Vine, a premium wine and desert bar featuring artisan wines, specialty cocktails, and a wide selection of gourmet deserts.    Meet Our Summer Intern, Amelia Burke
     
Drone Master Amelia Burke
Amelia has been interning with us this summer and learning a lot. One of her biggest assignments (and a fun one at that) has been to help us research what drone to purchase, how to operate it, and then download and edit video and photos. She is our official drone master.

In addition she has shadowed members of the sales department and working with our online leasing tool Docusign, and leveraging FB, Google, and Yelp to improve Newburger-Andes' online presence. 
 
 
Amelia has really enjoyed working with the team and learning how real estate companies function.
 
She'll be a sophomore at the College of Wooster in Wooster, OH when she leaves us at the end of the summer. While her major is undecided, she does plan to minor in business. We like to think we've had a little to do with her leanings toward business.
