OREGON STATE FAIR!

August 25 - September 5

The Oregon State Fair has something for everyone! Whether you enjoy meeting the local farm animals, listening to live music, visiting and shopping with local vendors, enjoying carnival rides, or just trying any deep fried food you can think of, you won’t be disappointed!


This years concert series comes with a variety of artists from TLC and Shaggy to Nelly and Scotty McGeary all the way to THE BEACH BOYS. Tickets vary based on seat, and can range anywhere from $40-$100. 


You can buy your fair tickets in advance with this link. Or pay at the gate. Please note, parking is $5 per vehicle (you can also pay in advance).

Back to School Backpack Program

It’s back to school time again and Beyond Backpacks is an annual event to help the children from high need families in Yamhill County, from grades K-12, to get new backpacks for the school year. The backpacks are filled to the brim with all the school supplies needed for the child’s grade level. Families are encouraged to hang out, relax and enjoy family time with good food, while also receiving other essential items. 


Beyond Backpacks is a donation-lead organization who was able to help over 750 children last year (but with a waiting list of more people)! Their goal is to be able to help every child in need in Yamhill County. Here is the website where you can go to find out more information on how you can help! 

HOME TRENDS: GETTING ORGANIZED

Let’s get ORGANIZED!!!

It’s August and that always feels like a major transition month to me.  We are enjoying the last lazy days of summer and anticipating the major RE-SET that September brings.  September almost feels like the beginning of a new year to me; school starts again, colleges are back in session, office retreats commence and summer schedules are gone.  So, it’s a GREAT time to think about organizing our lives to have a better Fall launch.  So, to help us all get a jump on this, here are some 2 helpful organizational hacks:

These towers from IKEA are called Aaron.  You can get them in different sizes and functions.


They cost about $80 with or w/out wheels.  Look great and hide TONS. 

I went from mis-matched tubs and baskets to neatly labeled drawers where I can see what I have and tuck it away when I’m done.


I use the Avery label-maker - easy to use!

I know, you’re thinking…SO BASIC!  Right???  BUT, I’m 55 years old and I’m just implementing these basic concepts in my home and life.  WHY??  Well, I tend to be on the frugal side.  I thought I was being wise to “re-use” something rather than buy something new.  In so many cases, this IS wise.  BUT, when it comes to organization and storage, having the right tools is worth every penny.  Since I invested in the Aaron towers, I have saved so much time and energy emptying out large bins and cardboard boxes to find what I was looking for.  And let’s face it, TIME IS MONEY!  Now, I walk into my organized office and I can read the labels and know right where to locate the item I’m looking for.  I feel peace working in my space because I’m surrounded by clean white lines instead of cardboard, plastic and wicker that stressed me out just looking at it.

HELPFUL HACK #2 - 15 minutes can change your life

I actually owe this one to my mom.  When I was little, we used to whine about cleaning our rooms.  So, my incredible mom made a game out of it for us.  She used to set the timer on the kitchen stove for 15 minutes and challenge us to see how much we could get done in 15 min!  Even as a kid, I remember thinking, “I can do ANYTHING for 15 minutes!”.  So, today I set my smart phone and I challenge myself to see how much I can get organized in 15. Here’s what I accomplished in 15 minute stretches this week:

Monday:   Unloaded dishwasher, loaded it and wiped off all counters.  BOOM!  Kitchen organized

Wednesday:  Folded clean laundry, cleaned out top three dressed drawers and put laundry away.  BOOM!  Bedroom organization for the win!

Thursday:  Emptied linen closet, sorted stuff for goodwill and stuff to keep.  BOOM!  1 closet organized!


Saturday: Emptied tupperware cabinet (YIKES) threw out mis-matched lids and bottoms and only put away complete sets! BOOM! This will stay organized for one whole week, lol!


You get the gist, an intentionally used 15 minutes is powerful! Don’t get hung up on organizing your life in one day. Equip yourself with the right tools, invest in yourself! Take it 15 at a time and enjoy the journey.

Contrary to what you might be hearing in the media, the sky is NOT falling!

Let’s take a look at what’s happening in the market.

 

Is the real estate market changing? YES!

Is the real estate market ALWAYS changing? YES!

 

While it’s true that interest rates are going up, that’s nothing new. Interest rates go up and down literally several times a day. However, I think we can all agree they, like everything else, are rising quickly. That’s the part that has caught Buyers unaware. They knew they would go up, but the speed at which they have risen has priced some Buyers out of their price range and now they have to regroup.

 

This in turn, has “softened” the market. What does that mean?

 

It means that Sellers are no longer receiving multiple offers in two days for thousands of dollars over asking. It means they are on the market for a longer period of time, sometimes weeks <gasp!> and receive an offer at, or even slightly below, list price. It means that Buyers are no longer waiving inspections and appraisals, bringing in money to cover the appraisal gap, and offering the sun, moon and stars to the Sellers.

 

But that doesn’t mean the market is crashing.

There is a huge difference between the crash of 2008 and today. Lending practices are much more strict. Buyers have put a significant amount of money down on the house. Inventory remains very low.

 

Consider this. A “normal” market - meaning there are enough houses to choose from and they are sold in a reasonable time frame – is 6 months of inventory. The latest market report shows we are at 1.4 months of inventory! That’s 42 days! If nothing new were added to the market, in 42 days, we would have no houses to sell. (For comparison, in 2009, we had 18 months). There is still a pent-up demand for houses and not enough inventory to supply them.

 

While the interest rate seems to be skyrocketing, consider this. The AVERAGE interest rate since 1971 is 7.77%. That’s right, we are not even to the AVERAGE interest rate.

 

Does it mean everyone is making adjustments? YES!

One of the most important thing we, as a Realtor® can do for our client is to set proper expectations. Sometimes, it’s not what you want to hear, but understanding what is happening can help the client through the transaction. So maybe our Seller’s home will be listed longer and our Buyers will have to reset their budgets on what they can afford. But we’ll get through this, and working with a professional who understands the market and can guide you through it will make all the difference in the world. Give us a call. We are here to help.
