SESSION INFORMATION: Town Hall Talks are the first Friday of every month. This will be a general SMDRA membership meeting, similar to Friday Fuze and Marketing Meetings of the past. An opportunity to catch up on what’s happening at SMDRA, a brief informational presentation, property marketing, buyers and sellers needs, networking with fellow SMDRA members and OF COURSE DONUTS!

January’s topic of discussion is Thrive: How you can succeed in this changing market with Beth Baker Owens, CRS, MBA, MCNE. There are parallels between the real estate recession in 2008/09 and today. Lon Welsh wrote a book in 2009, Thrive in a Down Market, based on a survey of thousands of agents and 100 personal interviews with high production agents. He prioritized the success factors that helped agents grow commission income in the face of adversity. We are rewriting the book with a new survey and more 1:1 high producer interviews. Home Sales Drop Across Colorado as Mortgage Rates Continue to Stymie the Market

Despite inventory beginning to reach healthier levels in select metro and mountain areas of the state, other markets are seeing reductions in inventory of up to -63% in some neighborhoods due to the lack of new listings, proving yet again that all real estate is local, according to the latest Market Trends Housing Report from the Colorado Association of REALTORS® (CAR) and analysis from the Association’s spokespersons across the state. Statewide, inventory is down -12.7% for all product types from one year ago compared to this time last year as potential sellers elect to stay in their homes and not take on a higher interest rate by purchasing a replacement home.
