U.S. Real Estate Market Outlook 2022

Recovery resilient despite ongoing COVID threat CBRE is maintaining a positive outlook for the economy and commercial real estate in 2022, despite uncertainty over potential impacts of the COVID omicron variant and other risks. While the new variant will impact the timing of a large-scale return to the office, fiscal and monetary policy remains highly supportive of economic growth. There may be other bumps along the way, notably from the ripple effects of an economic slowdown in China and rising oil prices, but the factors that held back growth in 2021—labor shortages, supply disruptions, inflation and other COVID variants—will ease. Monetary policy will tighten to keep longer-term inflation pressures in check, which may trigger some short-run volatility in the stock market, but it will not be enough to dampen investor demand for real estate.

We foresee a record year for commercial real estate investment, enabled by high levels of low-cost debt availability and new players drawn to real estate debt’s attractive risk-adjusted returns. Commercial real estate values will rise, particularly for sought-after industrial and multifamily assets. Investors will sharpen their focus on emerging opportunities in the office and retail sectors in search of better returns.

150 - 400 New Jobs

UPDATE BOWIE COUNTY, Texas (KSLA) - A company in the Dallas area is expanding to Bowie County and bringing new jobs to the community.

Property at TexAmericas Center Industrial Park covers over 170 acres of land. It was once used for manufacturing munitions at the former Lone Star Ammunition plant, but will soon become the home of Expansion Ammunition.

Richard Smissen is the founder and president of Expansion Ammunition. He says the new business will manufacture ammunition for law enforcement, home defense and for the shooting sport. Smissen says they hope to hire around 150 people over the next three months. Once fully operational, that number should increase to more than 400 employees.

“We need chemists, we need energetic line holders, we need transportation folks, we need packaging, we need administrative,” he said.

Smissen says they will invest around $100,000,000 in this plant over the next few years.

TXK Passenger Terminal.JPG

TEXARKANA, Ark. -- With the Texarkana Regional Airport's future new passenger terminal's foundation now in place, the structure's steel skeletal frame is starting to take shape.

Airport Executive Director Paul Mehrlich told Airport Authority Board members Thursday, that the Phase 2 portion, which started last month, could potentially be complete by May of this year, with the pouring of the building's second floor slab set to commence next month.

With construction expecting to last into the summer of 2022, Mehrlich added that both Phase 3 and Phase 4, which involved installing both the building's first and second floor interior walls, along with jet bridges, can be conducted simultaneously.

Mehrlich also said that as a result of the Congress's recent passage of the infrastructure bill, the airport will be receiving about $1 million later this year.

This could go toward conducting Texarkana Regional's future master planning set to cover the next 20 years. Such plans call for the the airport's primary runway, to be extended 500 feet by 2026.
