September 2026

September marks the start of one of the most important stretches of the DMV real estate calendar. In the weeks ahead, the post-Labor Day market will bring new inventory, motivated buyers, and sellers looking to make their move before the end of the year. With more listings already competing for attention than this time last year, the fall market is shaping up to reward the homes that arrive prepared from day one.

The results we’re seeing heading into the season give us plenty of reason for optimism. Our staged homes have been closing at an average of more than 104% of list price in August, with several going under contract in less than a week. That momentum has also carried us beyond $343 million in real estate staged in 2026 and more than $4 billion staged since we opened our doors 20 years ago.

For agents preparing fall listings, timing is becoming just as important as presentation. Our calendar is already filling faster as sellers prepare for the September market, and getting ahead of staging, photography, and launch day can make all the difference when buyers have more homes to compare.

This month, we’re looking ahead at what the fall market could mean for your listings, sharing another standout sale, celebrating the momentum behind a record-setting year, and offering practical insight to help your next property enter the market ready to compete.

Let’s get into it.

From first impression to final offer, staging is your property’s silent closer.

SPOTLIGHT

It's Official: We've Surpassed $4 Billion in Real Estate Staged!

There are numbers that mark growth, and then there are numbers that make you stop for a moment. As of August 21, we have officially staged $4,154,985,107 in real estate across more than 3,500 homes throughout the DMV.

It’s a number we never could have imagined when Staged Interior began 20 years ago, and one that represents far more than the value of the properties themselves. Behind it are thousands of listing launches, relationships that have lasted for years, and agents who have trusted our team with homes at every price point and stage of the market.

And we’re not slowing down. We’ve already staged more than 220 homes in 2026 alone, with that number continuing to climb as we head into the fall market.

To every agent, client, and partner who has called us, referred us, brought us into a listing, or trusted us to help prepare a property for market, thank you. You helped us get here.

$4 billion down. And a lot more homes ahead.

SWEET SUCCESS

The Kind of First Week Every Seller Hopes For

Market Ready. Under Contract. Over Asking.

This month’s featured sale takes us to 8204 Paper Birch Dr in Lorton, represented by Ivette Booher. Listed at $1,149,000 and staged with our Market Ready package, the home was under contract in just seven days and closed at $1,178,800, $29,800 over asking.

With buyers having more inventory to consider, those early days on market matter. Launching fully prepared gives a listing its best opportunity to capture attention, create urgency, and turn initial interest into action. This sale is a great example of how getting everything right before going live can help set the tone for the result that follows.

In the living space, our staging focused on creating a comfortable gathering area while allowing the fireplace and natural light to remain central to the room. A mix of warm textures, contrasting upholstery, and appropriately scaled furnishings helps buyers understand the room’s proportions and creates a natural conversation layout.

The result is a space that feels welcoming and complete while still leaving room for buyers to imagine making it their own.

In the dining room, staging helps establish the space's scale and function while complementing the home’s more traditional details.

The glass dining table keeps the room feeling open, while tailored seating, understated artwork, and thoughtfully selected accessories add just enough contrast and interest. Together, the selections create a polished setting that feels ready for both everyday dining and entertaining without overwhelming the room itself.

In the primary bedroom, staging helps define the scale of the expansive space while giving buyers a clear sense of how it can function beyond just sleeping. A soft, neutral palette keeps the room feeling bright and open, while the seating area by the windows creates a distinct secondary space without making the room feel crowded.

Layered bedding, artwork, and thoughtfully placed accessories add warmth and dimension, creating a finished look that still allows the room’s size, natural light, and architectural details to stand out.

Congratulations to Realtor Ivette Booher and everyone involved in bringing this listing to market!

From a Market Ready presentation to an accepted contract in just seven days and a final sale $29,800 over asking, 8204 Paper Birch Dr stood out from the moment it hit the market. We were proud to play a role in preparing this home for market and thrilled to see such a strong result for everyone involved.

BEHIND THE SCENES

More Wheels. More Capacity. More Momentum.

You may notice a few new additions on the road this fall. Two new trucks have officially joined the Staged Interior fleet, expanding our capacity to keep stagings and destagings moving efficiently as we head into one of the busiest seasons of the year. They’ll also support the continued growth of The Receiving House, giving our team even more flexibility as that side of the business gets underway.

For us, growth has always been about more than getting bigger. It’s about building the infrastructure to serve our clients better. More capacity means greater efficiency, stronger support for our teams in the field, and the ability to keep pace as the number and scale of projects we manage continue to grow.

Consider these two trucks another investment in keeping your listings moving!

TRICKS OF THE TRADE

Before You Rethink the Price, Rethink the Presentation

One perspective we brought home from Tony Robbins’ trainings has become part of how we approach every staging: the quality of the questions you ask determines what you focus on, and what you focus on influences the result.

When a listing isn’t getting the response you expected, it’s easy to ask, “Why isn’t this home selling?” But that question keeps the conversation centered on what’s wrong. Instead, try asking, “What would make a buyer fall in love with this home in the first ten seconds?”

That simple shift changes the conversation. Instead of immediately defending the price or waiting for the market to respond differently, you start looking for opportunities to improve the experience. What feels unfinished? What could be more inviting? What would help the home stand apart from the competition?

It’s the same question behind the staging decisions we make every day, because sometimes changing the result starts with changing what you’re asking.
