2026 HOA Annual Election Results – Congratulations to Our Re-Elected Board Members!

We would like to extend a sincere thank you to all three candidates who took the time to participate in this year's Board of Directors election. We truly appreciate your willingness to volunteer, serve, and contribute to the continued success of our community.

We are pleased to announce the results of the 2026 Annual Election of Directors!

Congratulations to our re-elected Board Members:

  • Celeste Perkins – Re-elected for a one-year term
  • Dave Phillips – Re-elected for a one-year term

We appreciate Celeste and Dave's ongoing dedication, leadership, and commitment to Wendell Falls.

Your Wendell Falls Board of Directors consists of:

  • Jill Kavoukian
  • Celeste Perkins
  • Dave Phillips
  • Gabrielle Torre
  • Cali Wilson

We would also like to thank all homeowners who participated in this year's election and took the time to cast their votes. Your participation is an important part of maintaining a strong, engaged, and thriving community.

The 2027 Wendell Falls Community Association Budget has been officially approved and ratified, with no rejections received. There will be no increases to the monthly HOA assessments for 2027.

The Board of Directors and Management Team have worked diligently to develop a responsible budget that supports the continued maintenance, operations, and long-term financial health of our community while keeping assessments unchanged for the upcoming year.

The 2027 monthly HOA assessments are as follows:

  • General Assessment: $100.00 per month
  • Alley Assessment: Additional $5.00 per month
  • Encore: $70.06 per month
  • Service Area 2: $100.00 per month
  • Service Area 3: $100.00 per month
  • Service Area 6: $100.00 per month
  • Service Area 7: $105.00 per month

These assessment amounts will remain unchanged from 2026.

We would like to thank the Board of Directors for their thoughtful review and commitment to maintaining the financial stability of Wendell Falls while being mindful of the financial impact on homeowners.

The Compliance Committee has created a Waste and Recycle Container Screening Guidelines document to assist with understanding the trash can enclosure requirement's purpose, guidelines, and design requirements. To help ease the application process, the committee has also put together a checklist to use in submitting a DRC application. You can view these documents in the links below, as well as on the community website under Resource Library > Document Library > Architectural Design Guidelines.

Traffic Signal Update

Construction is underway for a traffic signal at Wendell Falls Parkway and Wendell Valley Boulevard. The poles have been installed, and the electrical work will take place during the next 30 days. Once the electrical work is completed around the beginning of November, the lights will flash for 7 days to notify the public of the upcoming changes. The traffic signal is expected to go live in the middle of November.

Coffee with the Board

Join members of the Board of Directors for the next "Coffee with the Board" sessions in the Raleigh Room! Please note the session originally scheduled for Thursday, October 22nd from 2-3pm will now be held on Wednesday, October 28th at 10am. There is also a session on Friday, October 23rd from 8-9am. These informal, relaxed community chats are a great opportunity to share your thoughts and have open conversations with members of the Board of Directors. While no official decisions will be made during these discussions, it’s another opportunity to connect. We hope to see you there!

Neighborly Reminders

If you are biking or golf-carting through the community, please be mindful of the grassy common areas. There has been an increase in divots, ruts, and skid marks in the grass on common areas in the community, and we need your help to make sure these areas stay beautiful and healthy!

Please also be courteous when walking your pets: pick up waste promptly, and do not let them urinate on your neighbor's lawns, as it can cause discoloration.

Fall Leaves

As we enter the fall season, we would like to provide a friendly reminder that homeowners are responsible for collecting and properly disposing of fallen leaves on their property. Leaves should not be blown or deposited into the streets or HOA common areas.

Per the Association’s Landscaping Policy:

“Fallen leaves on lawns and planted bed areas shall be collected and removed from the property. Blowing leaves into the wooded areas to maintain a neat and orderly appearance to the turf areas is acceptable.”

We kindly ask that all homeowners adhere to this requirement to help maintain the cleanliness and appearance of our community. Blowing leaves into the streets or common areas creates additional maintenance concerns and impacts the overall appearance of the neighborhood.

HOA Offices

The Brookfield marketing team has moved offsite from the Community Information Center offices in the Farmhouse, and some of your HOA management team is transitioning into that office space. The Executive Director and Compliance Coordinator will be stationed in the main floor offices at the Farmhouse, while the Lifestyle Director and Community Finance Administrator will remain in the offices on the lower level. We appreciate your patience as we finalize these moves over the next couple of weeks!
