2026 Assessment Update


The 2026 Annual Budget was approved by the BOD on September 22, 2025 and ratified by membership at the Annual Meeting on October 16.


This year's budget not only reflects the Association's commitment to maintaining high standards for the community, but ensures appropriate funding for operating expenses, reserve contributions, and future capital needs in line with inflation and rising vendor costs.


The master monthly assessment is increasing from $95 to $100 as of January 1, 2026. The full list of assessments and applicable rate changes for the upcoming year can be found in the document below.

Community Irrigation Winterized


The community irrigation system has been winterized for the season. Water sources at the dog park, Lakeside Pavilion, and all other community faucets have been turned off for the winter. Additionally, both community pools and their clubhouses, including the restrooms, are now locked. Please keep this in mind as you are out and about in the community over the winter months!


Landscaping and Fire Hydrants


A friendly reminder that all fire hydrants must have a minimum of three feet of clearance from any decorative plants and landscaping. Overgrowth impacts the visibility and accessibility of the hydrants. Please contact wendellfallsnc@ccmcnet.com with any questions or concerns.

Looking for a way to serve the community with your talents? We are still accepting applications for 2026 service on the Finance, Grounds & Trail, Nomination, and Social Committees. If interested, please complete the application below and return it via email to wendellfallsnc@ccmcnet.com by Sunday, November 30.


We are excited to partner again with Helping Hand Mission in Wendell and the Wendell Chamber of Commerce for our Toy Drive this year, bringing joy to local children in need.


Unwrapped toys for children up to 12 years of age may be dropped off at the Wendell Falls HOA Office or the Wendell Chamber of Commerce during business hours through Friday, December 5. Helping Hand notes that they are most in need of toys that may appeal to 9-12 year old boys.

Santa Claus is coming to town---Wendell Falls, that is!


Join us in The Raleigh Room on Saturday, December 6 to decorate festive cookies, write or bring Santa a letter, and take pictures with Santa himself! As we are fully committed for the 12PM and 1:30PM sessions, we are excited to announce we have added a 3PM session! Please register below.


If you have registered for the 12PM or 1:30PM slots and are no longer able to attend, please kindly cancel your reservation to allow other residents the opportunity!

Get into the Holiday spirit and join us for our Holiday Golf Cart Parade on Friday, December 12 at 6PM!


The parade will start at the Farmhouse, and we encourage everyone to go all out with decorating their golf carts. We'll have awards for Best Festive Lighting, Most Creative Holiday Theme, and Top of Show (Best Overall), sponsored by NC Sports Con and Revel 42 Golf Carts.

Give the gift of life this Holiday Season! We are partnering with The Blood Connection to sponsor a blood drive on Sunday, December 14 from 11AM to 3PM. Donors must be at least 16 years old (16 & 17-year-olds need a permission slip, which will be at the blood drive), weigh at least 110 pounds, have ID, and be in general good health. Each donor will receive $30 in rewards plus a Holiday sweatshirt!

Join us for a festive good time at our Holiday Party on Saturday, December 13 from 6-9pm at The Farmhouse! The air will be merry and bright with dueling pianos by Blazin' Keys, and scrumptious hors d'oeuvres from The Farmhouse Cafe are sure to keep you jolly. Mix and mingle with your neighbors and celebrate the Season at this "can't miss" event! Tickets are $35 and cover food plus entertainment.

The Town of Wendell's Holiday Decorating Contest is underway through Monday, December 8, and Wendell Falls is encouraged to participate! Residents can enter their home or business in the contest. A friendly reminder to follow all applicable HOA regulations in your Holiday decorating!


Also of note is the annual Winter Wonderland on Friday, December 5! Visit downtown Wendell to experience the town’s tree lighting and greet Santa, plus enjoy a craft market, cookie walk, trolley rides, light show, and much more. As the largest town-owned event of the year, you won't want to miss out on the fun!

Free chair aerobics classes are available at Central Baptist Church on Wendell Falls Parkway every Monday and Thursday at 10:30 AM. Just bring your resistance bands and light dumbbells. For more details, contact Ann Davis at 910-618-8626.
