A Letter From the Board of Directors

Dear Renaissance Residents, 

 

More progress at ROTO! The Board is pleased to share the great advances that have been made at our ROTO Community since our last newsletter.

 

Thank you to our ROTO residents for your support and cooperation during the numerous improvement projects! The cleaning of the Sovent plumbing vertical risers is in the final stages with the 06 and 07 stacks in the north tower remaining. In this summer newsletter there are updates and status reports on pending projects. Maintaining a constant forward pace at our Renaissance Community is the continued goal for the enjoyment of all residents.

South Florida Experiences Once in 1,000 Year Flood On April 12th

The city’s main hospital was knocked offline for all but emergency procedures. Floodwaters shorted out the electrical equipment and generators at City Hall. And for two days straight, Fort Lauderdale International Airport, one of the nation’s busiest airports was closed, stranding tens of thousands of travelers. 

 

More than a third of the normal annual rainfall in Fort Lauderdale poured down in torrents over 12 hours, triggering what meteorologists called a 1-in-1,000-year flood. Several areas received 20 to 25 inches of rain, including 25.91 inches at the airport, according to the National Weather Service’s Miami office. Even Florida’s frequent brushes with tropical storms and hurricanes have never produced as much rain. Fort Lauderdale’s previous record rainfall for a single day was 14.59 inches, set April 25, 1979; the city averages 3.02 inches of rain during the entire month of April.

Downy Jasmine

Downy Jasmine is a charming, easy to care for, fluffy shrub with bright white blossoms on & off all year. It adds a casual touch to more formal, elegant landscaping. These plants can be left to grow in their natural mounded form or trimmed back to keep them more shaped & rounded. It shines when massed under palms or encouraged to spill over low walls. Adding to Downy Jasmine’s versatility is its ability to perform in sun or moderate shade on moist or dry sites.

Creeping Fig

Creeping fig (Ficus Pumila) is a fast-growing vine that can be used to soften the look of concrete garden walls. The plant’s wandering stems and small leaves create an interesting lacy pattern as the vine grows across the wall. It can also be used as a ground cover. They can be planted in sun or shade, and it has a good tolerance to salt spray. Another excellent use for creeping fig is in topiaries. Since it holds tight and grows quickly, it can easily cover just about any topiary form.

Liriope

Of all the grass like plants, Liriope is a huge favorite for South Florida & is sometimes known as "Lilyturf”. Liriope is a clumping, perennial evergreen ground cover which forms dense, grass-like clumps. Leaves are linear, dark green with parallel veins, 8-10 inches long and 3/4 inch wide. Purple flowers are small and dense, borne in short racemes which are held on stalks longer than the leaves. Fruits are black, berry-like, small fleshy capsules.

Bulbine

This South African native is a perfect perennial for Florida since it tolerates hot temperatures, dry and sandy soils, and blooms throughout the warm months. Bulbine has become a popular plant in Florida because it is drought tolerant, grows well in poor soils, and blooms repeatedly with cheerful flowers that are yellow or orange, depending on the variety. It makes a great ground cover since each plant will grow over time to form a clump that can reach up to four feet wide.

Foxtail Fern

Foxtail fern is actually an asparagus, not a true fern. Over 100 species of asparagus are native to Europe, Africa and Asia. The genus includes the edible asparagus. The foxtail fern is native to southern Africa. It makes a clump eighteen to twenty-four inches tall. Small leaves make a dense cylinder of foliage on upright and arching stems. Small white flowers are produced among the leaves on mature plants. They'll handle full sun to partial shade.

Spider Lily

The spider lily is a Florida native with attractive foliage and fragrant white blooms. This clumping perennial has long, dark green leaves that grow directly from an underground bulb and reach a height of two to three feet. In summer and fall, the spider lily produces many gorgeous white flowers that are fragrant, long-lasting, and delicate. It works well as a fast-growing ground cover, or can also be used in borders or as a specimen plant. Plant your spider lily in full sun or part shade.


Fakahatchee Grass

Fakahatchee Grass is a Florida native that can provide texture to any garden. This grass forms a large clump that can be used alone, as an accent, or grouped as a border. This native grass is frequently found growing along riverbanks or swamps & in wet areas. Fakahatchee can grow 4’-6’ tall and wide for the regular sized version & produces small inconspicuous flowers in late spring. It grows best in full sun or can tolerate partial shade.

Green Island Ficus

Green Island Ficus should be used much more but many people don't know this handsome, award-winning shrub that's prized for its low-maintenance qualities. This is a wonderful texture plant - deep green glossy leaves look similar to a jade plant, & contrast well with other foliage types and colors. These plants are slow growers, spreading out as they mature, & can easily be kept at 3 feet. They'll handle full sun to partial shade.


Pandanus Veitchii 'Variegata'
Pandanus veitchii ‘Variegata’ is a striking variegated screw pine, veitchii have long, strap-like leaves arranged in a rosette. They are deep green with a yellow margin. This plant develops stilt roots with age and is a very low maintenance plant. Originated from New Britain.
Chinese Fan Palm
The Chinese fan palm is relatively slow growing, typically reaching about 30 feet in height. Its fan-shaped, costapalmate leaves can be 3 to 4 feet across and up to 6 feet long. Petioles of juvenile palms are spiny, but have few or no spines in adult palms. Because of its gracefully drooping leaf segment tips, this species is sometimes called the "fountain palm".
Auntie Lou Cordyline
Auntie Lou is a shrubby plant with burgundy foliage. It is a common landscape Cordyline, but also works excellent in mixed plantings or individual containers and is great for inside an office or home. Auntie Lou originates from New Guinea and South Asia and can grow up to 10 feet tall. Auntie Lou thrives in partial to full sun and blooms sporadic clusters of tiny, purple, star like flowers.
Sago Palms
Sago palms are a garden favorite here in South Florida because they’re low maintenance and have beautiful deep green glossy leaves that are little pointy at the end but not very sharp. Although it is called a Sago Palm, it is actually not a palm at all but a Cycad. Cycads have been around since the age of dinosaurs and for this Sago Palm to reach its full mature size of about 10 feet it can take almost up to 70 years! Sago Palms can be used as a centerpiece, in containers, or even indoors if given enough light. 
SunPatiens
SunPatiens® are a hybrid from Japanese seed company Sakata. These hybrids thrive in the conditions we have here in Florida — full sun and humid, hot weather. SunPatiens® flower year-round in Florida. As an added bonus, these hybrids are unaffected by downy mildew. Like New Guinea impatiens, SunPatiens® also require regular watering and should be grouped together with plants that have similar needs, although they do not lose their flower buds when severely water stressed.
Red Mammy Crotons
Mammy Crotons are known for their bold, tropical foliage, crotons are perennial evergreen shrubs. Not only can these plants be grown outdoors in warmer parts of Florida, but some cultivars can be raised as decorative houseplants as well. The beautiful leaves of the mammy croton are also used to enhance floral arrangements. This plant will draw attention with its stunning color and make a bold statement in your house or yard.
Variegated Ginger
Variegated ginger - sometimes called "shell ginger" - dominates the tropical shade garden with striped green and yellow leaves and a wide-spreading habit. This handsome and impressive plant takes center stage anywhere it's planted. It works as a surround for trees or palms, a filler for a corner bed, or an anchor plant for a mixed garden. Especially valuable is the fact that this ginger can give color and impact to a shaded area.
Thryallis
Thryallis is a low-maintenance, reliable shrub offering a stunning floral display. Thryallis' foliage is a cheery green, and remains evergreen in areas without a winter freeze. The stems of new growth are red and contrast beautifully during the beginning of the spring growing season. At the end of new shoots, eye-catching yellow flower clusters wave in the breeze. Generally Thryallis blooms during summer and fall, but in the warmer areas of the state you may enjoy the flowers year-round. After the flowers fade, persistent, berry-like fruits continue to add texture through the fall and winter.

ROTO Hurricane Season Procedure Guide

We want to inform you of the building’s policy in the event of a hurricane. These policies and procedures combine the hurricane procedures recommended for your building by FirstService Residential & the Board. FirstService Residential has a responsibility & a protocol to safeguard the residents, the employees & the mechanical equipment during a storm.

Sea Turtle Nesting Season Is Here

Sea Turtle Nesting Season began on March 1st and continues through October 31. Residents and beachgoers are urged to be aware while visiting Hollywood Beach during the evening hours. If you are on the beach at night and you see a large turtle coming ashore, watch from a distance and avoid the urge to get closer. Threatened and endangered sea turtle mothers come ashore mostly at night to deposit their egg clutches and then they return to the sea.

Electric Vehicle (EV) Charging Stations

Electrical Vehicle Charging Stations are located on the South Tower Parking Deck and are available for use by residents on a first-come first-served basis at the sole risk of the individuals using the Charging Stations. Charging Stations may also be used by guests visiting residents.


During regular business hours, residents and guests who use the Charging Stations must check in with the front desk and sign the Car Charging Daily Log. Car keys must be left with the valet. Time slots of four hours will be implemented when demand exceeds supply for access to the charging stations.

Balcony Reminders
Please remember that nothing is permitted to fall nor be swept off the balconies. This includes water, pet hair (i.e. when grooming your pets). When watering plants please don't allow the water to run off the balcony. It is a good idea to place a drip plate under your potted plants. Many residents have complained about lit cigarettes and other debris being thrown onto their balcony. This can cause damage to people and furnishings, please be considerate to your neighbors and refrain from throwing anything off of your balcony.

Pet Rules & Regulations

All non-service/assistance animals must exit and enter the building through the basement level. Animals are not allowed to remain at the pool deck but may traverse the area to leave or enter the property from the beach/bike path area, to access the cabana area or cross to the other tower. Animals are not permitted to relieve themselves in any of the common areas. Animal owners must pick up all solid wastes of their animals and dispose of such wastes appropriately. Trash cans are provided in the dog walk areas which are located on the north end of the property & on the southwest end of the property.

No food, glass containers or animals in the pool or on the pool deck. While beverages in plastic containers may be brought onto the pool area, they may not be brought in the pool or the four-foot-wide unobstructed pool deck area around the outside of the pool. Food and beverages are permitted outside on the mid deck.

Friendly reminder to maintain your bicycles as noted in the Association rules and regulations. Kindly inspect your bicycle and ensure that they comply.

Smoke Detectors

We would like to share a friendly reminder from the City of Hollywood Fire Prevention Division that it is required for the Owner/Tenant of each unit to have functioning and properly maintained smoke detectors. If you have any questions regarding this matter, you may contact the Fire Prevention & Life Division at (954) 967-4404. Thank you for assistance and cooperation in this matter.

Felt padding on the bottom of your furniture can reduce sound when you move chairs, sofas, tables, etc.

Leak Detectors

These small devices dramatically improve your chances of discovering & stopping a water leak before it reaches catastrophic damage levels. We recommend placing them in the cabinetry beneath your kitchen, bathroom, & laundry sinks.

Paddleboard Rental On Hollywood Beach

Paddleboarding has experienced a surge in popularity in recent years. The family-friendly activity is easy for anyone of any skill level to enjoy. Exploring Hollywood via paddleboard is no longer just for those with their own equipment. The City is pleased to announce a new partnership with “PADL,” a paddleboard equipment rental operation that offers hourly rentals and monthly memberships. Starting this week, visitors will see self-service “PADL” kiosks available for public use on Hollywood Beach.

City of Hollywood Projects

US1/Federal Highway Mobility Improvement Project

Project Improvements Include:

• Milling and resurfacing along the project limits

• Modifying pavement markings along SR-5/US-1/Federal Highway to accommodate 4-foot bicycle lanes in each direction

• Installing 138 new light poles and upgrading existing lighting to LED along the corridor

• Replacing concrete sidewalk with pavers from Monroe Street to Van Buren Street, and from Polk Street to Fillmore Street

• Removing existing pavers at signalized intersections between Van Buren Street and SR-824/Pembroke Road

• Installing decorative stamped asphalt crosswalks at all signalized intersections

Segment III of The Beach Renourishment Project Began In March of 2023 & It Has Paused For Turtle Season

The Army Corp stopped work on April 30, 2023 for turtle season and that they started in Dania Beach and were able to finish the state park area and approximately 100’ south of the state park (near Renaissance).

The Army Corp will start the project again on November 1,2023 and will start at The Meade Street access point and work their way North to where they left off this year (100’south of State Park). After that they will use the access at South City Beach Park in Hallandale and then work their way North to Iris Street. They will then assess any other areas that may need renourishment and work on those if needed. The tentative schedule has all the work above completed by April 30, 2024

Phase II - Enhancements of The Ocean Park Beach Revitalization Project Is Underway

Phase I – Beautification - COMPLETED

Phase one’s focus is primarily on cleaning up the site, organizing signage and creating a sense of place for the Dania Beach Ocean Park. Setting basic design standards for the beach revitalization is important to ensure that as improvements continue there is a common theme creating a consistent design aesthetic. This will ultimately give a cohesive appearance and let each beach guest know they are in Dania Beach upon arrival. Signage will be streamlined for a clean organized appearance. Existing restroom facilities and site lighting will be replaced and landscaping updated for a fresh new look.


Phase II - Enhancements - UNDERWAY

Once the beautification phase is complete the next step is to work towards the beach enhancement and the arrival sequence. The existing entry drive will be redirected to allow for a more scenic entrance into the beach while creating a safer environment for guests. Iconic signage and archways will be added letting guests know they have arrived. The parking lot will be reorganized for easier access throughout and a safer pedestrian experience. The existing beach grill will be relocated closer to the water and traffic diverted which allows for two large event lawns to be implemented for various city events and recreation. This allows for seamless pedestrian access to the water without having to cross the vehicular traffic flow. Two drop-off locations will be emphasized with decorative paving, native planting and beach portals will be constructed to frame views to the ocean. An interactive fountain will become a focal point for all visitors no matter their age. Finally, a meandering promenade along the existing dune system will be added, giving visitors the ability to walk along the length of the beach safely without worrying about vehicular traffic.


Phase III - Improvements

The third and final phase of this revitalization plan will be tasked with continuing opportunities; limited residential, provide a parking garage to accommodate visitors during high season and adding a banquet hall for local events. The existing FAU facility will be reworked and transformed into a retail village, offering shopping, multiple restaurant opportunities and a number of residential units for lease. A connection will be created under the bridge to link the west parcel to the beach and showcase an iconic waterside restaurant that will surely become every boaters favorite hot spot. Landscape improvements within the Dania Beach Boulevard circle and along the intracoastal waterway will increase visibility to the beach and add even more of the much needed feeling of arrival at the City of Dania Beach’s stunning Ocean Park.

Residents mixed over development proposal at Emerald Hills Country Club in Hollywood

Protestors of a plan to reshape the Emerald Hills Golf Course in Hollywood into living space brought signs to Tuesday’s meeting at City Hall in hopes of swaying decision makers.


Inside the meeting it was a packed house, where a sea of green marked other folks who favor the idea. Developers outlined the $150 million plan in front of the Special Planning and Development Board, urging the panel to change the land use designation from open space and recreation to residential.

Dania Beach building flood-resistant multi-family apartment building

President Joe Biden recently declared Broward County a disaster area.


Following that announcement, Dania Beach unveiled a new multi-family, flood-resistant-designed apartment building. It will feature 298 brand new elevated unites that will be aptly called Elevate Apartments.


The small coastal city received record-rainfall amounts and suffered millions of dollars in damages during this month’s historic flooding. At an event Saturday, Dania Beach Mayor A.J. Ryan said special high-tech drainage systems and other safety features are now mandatory for new projects in his city.


“This building is elevated six feet above ground level, so therefore, it makes it more resilient to rising waters,” said Ryan. “It’s also built with more-denser concrete, 21st century construction techniques and material, with the best engineering from our city and from the engineers that are hired by the developers.”


The project cost will reportedly run around $105 million. It is expected to be ready for occupancy as soon as the end of this year.
