Once the days start to become a little shorter and it takes longer to become light in the morning we really notice that summer is over. Let's look at some tips to enjoy a positive autumn:

Make your home a cozy haven. Focus on using luscious fabrics and warm colors like red, gold, and auburn for cushions, rugs, and throws. Lamps and light are important on darker evenings and candlelight can really enhance a room.

Start using your slow cooker. It's great to come home after a busy day to a freshly cooked meal that's ready to eat, and it often means that you eat for healthier results.

Use opportunities to go outside and enjoy the daylight. Go outdoors for breaks and lunch whenever you can . Exercise outdoors. A walk on the beach or promenade treasure hunt or nature walk in the park with family and friends can be a lot of fun. Then you stop to eat at a country pub and go home for your slow cooking roast casserole.

Enjoy a positive autumn with a cozy evening relaxing at home. Schedule an evening for catching up on your favorite films or box sets, read a book you've long been meaning to read, make those neglected catch-up phone calls or invite friends over the dinner.

Board games can be surprisingly good fun and everyone's competitive streak emerges. Record your favorite programs so you can view them at another time.

Painting and crafts are a good way to enjoy a positive autumn indoors. Collect pine cones, leaves, and grasses on nature walks and use them to make scrapbooks, pictures or even greeting cards.

With the passage of Proposition 19, a homeowner who is 55 years of age or older, severely disabled or whose home has been substantially damaged by wildfire or natural disaster may transfer the taxable value of their primary residence to:
• A replacement primary residence
• Anywhere in the state
• Regardless of the value of the replacement primary residence (with adjustments if "greater" in value)
Santa Clara county has a calculator of new tax.
• Within two years of the sale and purchase
• Up to three times (but without limitation for those whose houses were destroyed by fire)
Proposition 19 supersedes the old rules which limited this exemption to the sale and purchase of a principal residence within the same county (Proposition 60) or between counties (Proposition 90) -- but only if the replacement property was of "equal or lesser value" and only one time. Prop 19 tax portability clearly applies to any sale or purchase on or after
April 1, 2021.

Beginning Feb. 16, 2021,
Proposition 19 changes the rules on exemptions from reassessment for
intergenerational transfers by limiting the exemption to the transfer of a primary residence to a child (or grandchild) only when the property continues to be used as a family home by the child (or grandchild), and even then, if the divergence between the taxable value and the actual value is too great, a partial increase in the new taxable value will be imposed.
As was the case under (Proposition 58), under Proposition 19, a grandparent- to-grandchild receives the exemption only if the parents are deceased. Please consult your financial advisor regarding your situation.
