Gates Update

  • Keystone Fairway Hahns Peak - Internal issues, pending Board Approval for bid
  • After Mallory Bridge gate was back up and operational, there was an issue with the callbox causing the entry gate to not functional properly. This in turn had people entering the exit side. A truck ended up hitting the gate causing the gate stand, arm, and gate itself to be damaged from the impact. Proposal is being worked on and submitted for approval.
  • Stoney Falls had a beam issue causing the entry gate to not close- Issue fixed
  • Nautical Point had a beam out of line issue- Issue fixed
  • Bluff Springs had an issue with loop detector fired- Issue fixed

Who Pays for The Fence Between Neighbors In Texas?


Texas is a “fence-out” state, which means property owners are responsible for building and maintaining their fences. However, when a fence is built on the boundary line between two properties, it is considered a “good neighbor fence.” In such cases, the cost of building and maintaining the fence is shared between the property owners. These fence laws in Texas can be confusing so be sure to understand all of them. Property owners can also build a “boundary fence” on their property line and make the neighbor responsible for maintaining the fence on their side, provided the neighbor agrees to it in writing.


Who Is Responsible For Fence Repair In Texas?


Property owners are legally obligated to maintain their fences, including any repairs or replacements needed. Property owners must inspect their fences regularly and perform necessary maintenance or repairs. If a fence falls into disrepair and causes damage to a neighbor’s property, the property owner who owns the fence is liable for the damages.

Stone Gate Communication

In an effort to implement consistent communications among the Board, the Residents, and the Management Team; please be aware that S-G Owners Association will be utilizing the online platform TOWNSQ as its preferred method of communication. As such, Residents are being directed to submit online REQUESTS for assistance with community matters on TownSq instead of calling or emailing.

EZ Tags

To program a new EZ Tag, we require a photo ID and current proof of residency for the vehicle in one of the following forms:

 

- Vehicle Registration

- Vehicle Insurance Policy

- EZ Tag Invoice

 

One of these must be submitted, show the vehicle information, and your home address within Stone Gate. Please also provide the EZ Tag and License Plate #s. Once the required proof of residency is received, we will be able to program the EZ Tag for gate access. The information can be submitted via e-mail to the stonegaterec@associa.us e-mail.

Yard of the Month

This homeowner will receive $50 cash and an official SGOA Yard of the Month sign. Winners are selected from a random drawing from all the submissions received. Keep those submissions coming!  


Do you have a neighbor with an outstanding yard? If so, please nominate them for the Yard-of-the-Month award! All nominations will be entered into a random drawing at the end of each month. 


To nominate a neighbor (or even yourself!) for yard-of-the-month, please email your recommendation to stonegaterec@associa.us and include the following information:


  • Home address of the yard you are nominating
  • Time-stamped photo of the yard you are nominating

Maintenance Updates

Lake Management:

 

Trash and debris were collected from all lakes and shorelines.

 

Entry Water Features: The crew added chlorine shock to each feature and cleaned all the debris baskets.

 

Island Shores (Lake 1): The lights and timers are functional and accurate. The fountain is running and flowing properly. We recorded the well meter readings. The probes for the well were not responding when tested, so we will have our well repair team visit the site to diagnose the issue. Treatment was provided for submerged vegetation. The water level is normal.

 

Island Shores (Lake 2): The lights and timers are functional and accurate. The fountain is running properly. The outfall was clear of debris.

 

Bluff Springs (Lake 3): The lights and timers are functional. The fountain is running properly. Treatment was provided for submerged algae along the bulkhead. We recorded the well meter reading. The water level is normal. The outfall was clear of debris.

 

Bluff Springs (Lake 4): The fountain was down upon arrival due to a burnt wire in the panel. We replaced the wire and reset the fountain. It is now running properly. The lights and timers are functional and accurate. Treatment was provided for submerged algae.

 

Harmony Springs: Fountain #2 is still not running due to a lack of incoming power from the CenterPoint meter. The front fountain is running properly. The lights and timers are functional and accurate. We recorded the well meter reading. Treatment was provided for submerged algae along the bulkhead. The outfall is clear, and the water level is normal.

 

Danbury Bridge: The lights on the front fountain were not functional due to a bad timer battery. We replaced it, so all lights and timers are functional and accurate. All three fountains are running and flowing properly. Treatment was provided for algae. The outfall was cleared of debris.

 

Additional stops: While driving through Canyon Lakes, we noticed the North fountain in Mariner's Bay was not spraying properly. The crew found damage to the decorative head that will need to be replaced. I did not have the correct part on my truck today, so we will make sure to have it fixed by our next visit if we are unable to stop by later this week. The fountain will remain off for now. I have attached photos of the damaged part.

 

The fountain in Nautical Point (Lake 4) was not running due to a timer error. We reset the timer, so the fountain is now running properly.

 

All other fountains not mentioned on the Canyon Lakes side were running when we drove through today.

07/22/2024 – 84’ was pressure washed.

07/23/2024 – 288’ was pressure washed.


Switchback Wrought Iron Fence has begun to get painted. Once weather permits, the fence will continue to get painted until completed. 

Heron Egret Birds: Tips for Preventative Maintenance

Hundreds of Egrets begin migrating around this time of year in search of a favorable nesting area to form their rookery. History shows that these birds appear to choose the same location each year. When establishing a nest, Egrets are drawn to large, well-established trees, with dense networks of limbs conducive for protection when nesting.


First and foremost, to respect and be aware of: Egrets are federally protected by the Migratory Bird Treaty Act of 1918. What does this mean? By law, none of these birds can be killed, or their nests disturbed once they have eggs or young. It is unlawful to do anything to these birds once an egg is in the nest.


Residents can purchase items to help discourage nesting, such as air horns, bright streamers to hang in trees, water nozzles and "scare eye balloons," which are common tools used to scare away birds.
