If you are registered to vote in the MUD, you will have the opportunity to vote on four propositions:



  1. The first is to authorize $75,000,000 in bonds for water, sewer, and drainage facilities. Proceeds from these bonds will be used to pay for costs relating to reconstructing, improving and rehabilitating the District’s aging water, sanitary sewer and drainage facilities.
  2. The second is to authorize $27,000,000 in bonds for recreational (park) facilities.
  3. The third is to authorize $75,000,000 in bonds to refund (refinance) bonds issued for water, sewer, and drainage facilities at lower interest rates in the future depending on market conditions. This is NOT an additional $75,000,000 in bonds (works like refinancing your mortgage).
  4. The fourth is to authorize $27,000,000 in bonds to refund (refinance) bonds issued for recreational (park) facilities at lower interest rates in the future depending on market conditions. This is NOT an additional $27,000,000 in bonds (works like refinancing your mortgage).


EARLY VOTING = Monday, Oct. 23rd to Saturday, Oct. 28th from 7 a.m. to 7 p.m. & Monday, Oct. 30th to Friday, Nov. 3rd from 7 a.m. to 7 p.m.


ELECTION DAY = Tuesday, Nov. 7th from 7 a.m. to 7 p.m.


POLLING LOCATIONS will be determined by Harris County, Texas.

Street Trees & Front Trees

The board has expressed its approval for variances to be granted for street tree removal and front yard tree removal via the ACC on a case-by-case basis, as appropriate; however, the board has not given blanket approval or modified the covenants; the owners must still go through the ACC process by submitting an application for a variance to remove street trees. The variance will only be approved if a cause exists in certain circumstances. The Association has adopted a process, and the supplement will be recorded and placed on the website.

Towing Enforcement & Short-Term Leasing

The Board of Directors made some recent changes within the community, and we would like to introduce two new policies that will take affect immediately. The following are policies regarding Towing Enforcement and Short-Term Leasing (example: Airbnb & VRBO). Read highlights of each policy on the website, however, we encourage all residents to read each policy thoroughly.

Abandoned Vehicles - Non-Gated Sections

If you observe an abandoned vehicle in any non-gated sections, please immediately report the vehicle to the Harris County Sheriff's Department non-emergency at 713-221-6000.


Parking Policy

As a friendly reminder street parking is not permitted. Street parking is our #1 complaint submitted by residents. Vehicles parked on streets, stacked/double parked in cul-de-sacs, in front of mailboxes, and at curves/turns/corners create hazards for other drivers as they cannot see around those vehicles. Please be sure that you are utilizing all the spaces in the garage and driveway to accommodate the number of vehicles they were built to hold. Vehicles parked on the street is a major concern for emergency responders and school buses as they have difficulty navigating through the community, especially the many sections that have narrow roads.

 

Please note that security is driving throughout the community and placing stickers on vehicles that are in violation of the deed restrictions. 

  • During the hours of 5:01 a.m. - 12:59 a.m., street parking is allowed only when the driveway is full.
  • During the hours of 1:00 a.m. - 5:00 a.m., street parking is NOT allowed.
  • Guests of residents, including caregivers or domestic help, must park their vehicles in the driveway of the resident they are visiting unless the driveway is full.
  • Service providers that are providing a service to a resident's lot (e.g., construction workers, landscapers, plumbers, etc.) may park on the street.
  • Commercial vehicles may not be parked overnight in the neighborhood. 

 

If you received a sticker on your driver-side window, please correct the violation by moving your vehicle out of the street and onto your driveway. If you are having a party or gathering, please contact the HOA via TownSq or [email protected], and a temporary parking pass will be issued.

If you are having a party/gathering and will have many visitors, please let management know with the following information.

  • Name and contact information
  • Address
  • Date of event
  • Start and end times of the event
  • Street/s you will be having your guests park on


Please be courteous to your neighbors, avoid blocking surrounding driveways, and keep noise levels to a minimum.

Inspections

Please be advised that our inspectors are scheduled every month for any violations of the deed restrictions. We have received reports about various concerns that need to be addressed, and the inspectors will look at all aspects of the property for compliance with the deed restrictions. Below are a few examples of what has been reported:

  • Fences that are faded and need to be painted
  • Fences that are rusted and need repairs
  • Landscape Maintenance - overgrown, dead/dying grass, plants, and trees
  • Items stored in the backyards
  • Play structures that are broken and not being maintained
  • Roof gutters that are broken
  • Patio/Gazebo fabric covers that are faded, torn, and/or missing

Maintenance Updates

Items Completed: 


  • Stoney Falls Pedestrian Gate: our maintenance team adjusted the kant-slam so that it can close properly on its own.
  • Keystone Fairway Front Entry Pedestrian Gate: our maintenance team adjusted the kant-slam so that it can close properly on its own.
  • Crimson Canyon Pedestrian Gate: our maintenance team removed the kant-slam as it was broken and caused the gate to remain open. They added a heavy-duty spring to it.
  • Bluff Springs Pedestrian Gate: our maintenance team added one heavy-duty spring to the gate so that it closes properly.
  • Mariners Bay Pedestrian Gate: our maintenance team tightened the springs on the door so it can close properly.
  • Blevins Pedestrian Gate: our maintenance team tightened the kant-slam so that it can close properly.
  • Mallory Bridge Pedestrian Gate: our maintenance team found the knob was broken and didn't require a code to get in. The team has repaired the knob and left the gate functional.
  • Our team helped set up for National Night Out at the Rec Center and placed the banners for the event. After the event, the banners were removed.
  • Both Tennis Courts: our team upgraded the center straps for the two nets at the Rec Center court and the two nets at the SplashPad court. They also re-attached the windscreens that came apart from the fencing. *Replacement windscreens have been ordered, and we are waiting for the shipment to arrive and be installed.
  • The maintenance team replaced a bad photocell on the tree spotlights located on the corner of Red Rugosa and Queenston.
  • Everett Point Playground: the maintenance team tightened the loose tabletop under the gazebo.
  • Deaton Mill HOA Fence: our maintenance team added a rot board and stained the fence they replaced last week on Deaton Mill Dr. & Wheaton Edge Ln.
