As we all know, Midtown has gone through a lot of changes in the past five years. To better understand this change, Midtown Detroit, Inc. worked with Placer.ai to take a deep dive into Midtown’s 48201 zip code migration trends.
Midtown’s population sees a large turnover each year due to the neighborhood’s student base. From 2018 to 2022, over 5,000 people moved in and out of the neighborhood. Yet even with all this movement, Midtown’s population has remained stable, with a net loss of only 38 people. Roughly a quarter of moves in and out of Midtown are out-of-state movers.
While the top origins and destinations varied year over year, the map above shows the top zip codes Midtown gained from and lost to. The top out-migration destinations are other college towns, lower-cost neighborhoods and cities, and the Grosse Pointes. New Center, part of Midtown's district, represented the number one destination for people leaving Midtown. Top in-migration origins are outer-ring suburbs and other Detroit neighborhoods. University District represented the number one origin for people coming to Midtown.

When Van Gogh Came to Midtown |

This winter’s Van Gogh in America exhibition from the DIA brought more than works of art, it brought visitors from near and far to the DIA who took the time to shop, eat, and drink in Midtown on the way.
With over 200,000 tickets sold, the Van Gogh in America exhibition certainly led to an increase in visitors to Midtown. Over 1.1 million visitors came to the Midtown area impacted by the exhibit during Van Gogh in America’s run, a 20% increase over the same period the year prior. January, the last month of the exhibit, was one of the busiest. 396,000 visitors came to Midtown, an impressive 43% increase over January 2022 which saw only 276,000 visitors.

Let's Marche du Nain Rouge Again |

Midtown Detroit, Inc. is once again pleased to be the lead sponsor of the Marche du Nain Rouge which took place on March 26 this year. With beautiful weather, new offerings, high enthusiasm, and new organizations participating, it’s no surprise this year’s march was a booming success.
According to Placer.ai, nearly 6,500 visitors attended the march, up nearly 40% from last year’s already highly anticipated post-pandemic return. The march’s diverse audience came from all over the metro area. Most visitors were Detroit residents. New Center, North End, University District, Bagley, and Midtown are the top Detroit neighborhoods marchers hailed from. Of the march’s suburban visitors, many came from Ferndale, Southfield, Waterford, Oak Park, and Redford.

Of the 100+ rental properties surveyed, the average rent per square foot for a studio, 1-bed, and 2-bed apartment was $2.47, $2.19, $2.03 respectively. However, for new or fully renovated product, units are achieving a range of $2.47 (2-beds) to $3.18 (studios) per square foot. With an occupancy rate of 94.06%, Midtown is slightly outperforming the national rental market which sits at 93.8% occupancy. Since the beginning of 2022, rents have increased from 2.0% to 5.5% depending on the unit type, with the highest increase seen in 1-bed apartments.

At long last Wayne State University’s newest theater has opened. Cabaret opened last weekend as the first performance in the new Hilbery Gateway. The new 550-seat theater will be the home of the Department of Dance and Theater’s performances going forward.

MICROLOANS FOR WOMEN AND ENTREPRENEURS OF COLOR
Michigan Women Forward (MWF), the Michigan Economic Development Corporation (MEDC), Huntington Bank, and the Ballmer Group have launched a new $10 million microbusiness loan program for women and entrepreneurs of color. The program, known as the Michigan Economic Opportunity Fund, will provide loans of up to $50,000 to businesses and individuals who do not qualify for traditional bank loans. Through this program, MEDC, MWF, and its funders hope to provide opportunities for those who have historically been denied access to capital.
The Michigan Economic Opportunity Fund will be able to help an estimated 400 entrepreneurs at various stages of the business process. The fund will be managed by MWF.

FUNDS FOR MISSING MIDDLE HOUSING
Round two of the Michigan State Housing Development Authority’s (MSHDA) Missing Middle Housing Program (MMHP) has begun. MMHP aims to help developers create and maintain properties targeted towards “Missing Middle” households (households earning 60% to 80% of the area median income).
$80 million are available in funds for MMHP, nearly $12 million of which are guaranteed to be given to developments in Detroit and Wayne County. Applications are open until September 30, 2024, but are reviewed on a first come first serve basis, so applying sooner is better.

HELP YOUR NEIGHBORHOOD PARK
Green Life Science and the Gilbert Family Foundation have launched their new program, Our Backyard Detroit—an environmental stewardship program. Our Backyard Detroit aims to bridge the gap between community spaces, residents, and city departments to create green spaces that work for everyone. The program will match local residents to eight city spaces. These Champions will help elevate these spaces through cleanups and beautification projects, and encourage the connection of residents to their local green spaces.
Green Living Science is accepting applications for Champions until April 16 at 11:59p. To nominate a champion, click here. Nominees should reside near the park they choose to serve and agree to program requirements.

Science After Dark

The Michigan Science Center’s “After Dark” events finally return on April 15 with a World Space Party theme. The event includes adults only access to the museum, food, drinks, science demonstrations, and a Laser Lizzo light show. The evening will feature two talks from Mi-Sci’s Staff Astronomer and NASA/JPL Volunteer Solar System Ambassador, Paulette Epstein and professor and science communicator Michael McConville.
After Dark: World Space Party will run from 6:00p to 11:00p, April 15. Tickets are $55 for members and $48 for non-members. Guests must be 21+ with a valid ID to enter.

Cocktail Night at the Museum
