Housing is a hot topic all over the country, and it’s important at the county and local levels too. The Northern Kentucky Area Development District (NKADD) recently released the Northern Kentucky Housing Data Analysis. This analysis focuses on the region’s needs and strategies to develop housing to ensure Northern Kentucky as a region can continue to grow and thrive as a community. You can read the full report here. The analysis is separated into county profiles. So, for those only interested in Kenton County, check out the Kenton County analysis here.
This is an especially important resource for us as the Kenton County Comprehensive Plan is being updated. The analysis provides an overview of numerous topics, like population, educational attainment, home values, incomes, and more. Additionally, the analysis highlights high-level analytical takeaways categorized by connectivity, the economy, and housing. Some of these takeaways include:
- Kenton County is a crucial part of the region as a “shopping, errand, entertainment, and recreational hub.”
- Kenton County also operates as an employment hub with a variety of economic industries.
- Kenton County housing development consists of mostly 3-4-bedroom suburban subdivisions; meanwhile, smaller homes across all incomes are needed.

As the chair's column indicated, the housing analysis highlighted various topics. One of those topics was planning for future population growth. By 2060, the Kenton County population is projected to grow by 20%, which means there will be a need for continuously increasing housing options to accommodate this growth.
The housing analysis forecasts that Kenton County needs to produce 1,827 new housing units by 2028. These housing units need to vary across types. The analysis found that three- and four-bedroom homes and higher-end rentals make up much of the development that has happened in recent history. There is a demand for one- and two-bedroom rental options, entry-level ownership options, and middle- and upper-middle-range single-family housing. One- and two-bedroom homes need to be included across most income levels.

Last month, PDS staff members attended the Kenton County School District Career Fair held at Dixie Heights High School. The event was open to juniors and seniors from Dixie Heights High School, Scott High School, Simon Kenton High School, and the Ignite Institute.
Students from each high school rotated throughout the day, allowing them to learn about different employment opportunities in the region available after graduation, including Planning and Development Services.
