POAH begins construction on urban developments in Miami and Chicago

Miami: Meridian Point at Goulds Station
Meridian Point at Goulds Station is a new-construction, affordable housing development located in the Goulds area of southern Miami-Dade County. When completed, it will feature 113 units for families with incomes ranging from 30% to 80% of Area Median Income (AMI). Sixty-eight of these units will be reserved for families currently residing at the nearby Cutler Manor Apartments which is slated to be re-developed into a mixed-income, affordable community.
This project addresses the critical need for affordable housing among Miami-Dade residents, who are among the most rent- burdened in the nation. Meridian Point at Goulds Station will play a crucial role in ensuring private sector investment in southern Dade County does not come at the expense of long-time residents and low- and moderate-income individuals and families.

Chicago: Fifth City Commons
Fifth City Commons is a new-construction affordable housing development in the East Garfield Park neighborhood on Chicago’s West Side that will include 43 apartments built to Passive House standards. Over four years in the making, it was part of the C40 Reinventing Competition for Cities that encouraged cities across the globe to offer vacant land for sustainable and net-zero development. The development sits at the gateway to a part of Garfield Park called Fifth City and was named after this geography through a community-driven process, and in honor of the community development organization active in the neighborhood from the 1960s – 1990s, whose message and legacy still resonates today.

POAH completes renovations at properties in Independence, MO and Salem, MA
|
|
POAH completed residential unit construction at Hawthorne Place Apartments, a 745-unit family property located in Independence, Missouri consisting of 128 buildings. Hawthorne Place is home to over 2,000 residents. The $30M renovation included upgrades to kitchens, bathrooms, flooring, HVAC, heating/hot water systems, improved ventilation, 13 fully accessible units, common area and laundry rooms, and site improvements including sidewalks, parking lots, and building entries.

Salem, MA: Salem Heights Apartments
POAH has completed a $40M renovation at Salem Heights that included a complete replacement of the building envelope (siding, sheathing, windows and roofs), major upgrades to the building systems (a new individualized HVAC unit in every apartment and the replacement of the kitchen plumbing stacks), an assortment of interior unit upgrades such as new kitchens, baths and flooring, and the conversion of 15 units to ADA standards
