Pfau & Company Real Estate Market Update - May 2024

We have been so blessed with rain at the ranch, I am getting behind on mowing at the house. But, when my brother gave me the keys to his brand new John Deere tractor, I found a little window in the weather to shred one of our pastures. Man, I forgot how fun shredding is!



In April, closed listings across the Austin-Round Rock-Georgetown MSA increased 5.9% to 2,708 sales, the highest year-over-year increase in residential homes sold this year, while the median home price rose 1.1% to $469,998. The data demonstrates that there is a collective sense of confidence and optimism in the housing market among both homebuyers and sellers according to the latest Central Texas Housing Report released by Unlock MLS.


From our perspective the MLS is correct in its positive assumption, but rates rule this game and most buyers and sellers are watching from the sideline. Homes are selling because some buyers need to get in a home now, and some don't need a mortgage.


Inventory is increasing, there are now plenty of options to choose from in most price points, but a lot of buyers are counting on capitalizing on the affordability lower rates will bring. And most potential sellers will become buyers, which becomes a double edged sword.


We are watching for signs in the real estate market, and recent economic indicators are beginning to point towards cooling in consumer confidence and the jobs market. The Fed hopes this will decrease rampant consumer spending and slow inflation, so they could potentially lower the bank rate which should help mortgage rates.


Regardless, pent up demand remains strong from the sidelines, and buyers and sellers are slowly beginning to jump in.
