There’s a quiet war happening right now over your home listing… and most people don’t even know it.

For years, companies like Zillow, Redfin, Realtor.com, and Homes.com have all been fighting over one thing: listings and the data behind them.

Here’s what’s changed recently:

In 2024, the industry introduced something called a “private exclusive.” That allowed an agent to market a property within their brokerage before going live. The catch was that if it was shared publicly, it had to hit the MLS within 24 hours.

In 2025, those rules loosened. Now, a property can be marketed publicly without immediately going into the MLS.

That created a major shift.

Zillow responded by saying they may ban listings that are publicly marketed but not shared with them. Compass pushed back and even filed a lawsuit.

Then last month, Compass partnered with Redfin to distribute its exclusive listings.

And now this week, Zillow announced “Zillow Preview,” where certain brokerages can showcase listings before they hit the MLS. At the same time, EXP announced partnerships with Realtor.com and Homes.com.

So what does all this mean?

There is now real fragmentation in where listings live.

For buyers:

You may start seeing homes in more places before they officially hit the market. That could create more opportunities if you’re paying attention.

For sellers:

This doesn’t change the fundamentals.

If your goal is to get the highest possible price, you still want the most exposure possible. Limiting your listing to a smaller pool of buyers can reduce competition, and that usually means leaving money on the table.

The strategy matters more than ever.
