There appears to be great opportunity emerging within D.C.’s high-end real estate market. There is substantial and growing demand for our city’s most expensive properties, arriving from multiple angles.

A few new pieces of data add an interesting facet to this trend and highlight the ways in which D.C.’s wealthiest residents are driving our residential market. Consider these points:

  • 20% of D.C. homes are all-cash purchases. For the last three years, approximately one in five homebuyers purchased their property with 100% cash upfront. These all-cash purchases were concentrated in high-end neighborhoods. Last year 30% of home purchases in Georgetown were all-cash, as well as nearly 50% of purchases in the West End.

  • You may need roughly twice the region’s median income to buy a home. In 2018, the median income for homebuyers in the D.C. region was $132,500— nearly double the region’s median income of $77,686. However, UrbanTurf suggests this may have less to do with a prohibitively expensive housing market, and more to do with borrowing challenges related to a lack of existing equity among first-time buyers.

  • Approximately 25% of D.C. area homes are selling above asking price. As Zillow reports, in December of last year, 24.7% of homes in D.C. sold above their asking price, a 2% increase year-over-year. This was not a one-month fluke. In 2018, an average of 26% of D.C. area homes sold above asking, representing a 2.1% increase from 2017’s average. During this same period, the nation-wide average percentage of homes selling above asking price decreased, and hit a 2-year low of 19% in December.
