SPOTLIGHT
Celebrating Community at HomeAid's 24th Gala & Auction Event
| |
This month, we’re excited to spotlight an event that’s near and dear to our hearts — HomeAid National Capital Region’s 24th Annual Gala & Auction. Held on Saturday, November 15th at the Westfields Marriott Washington Dulles, the evening brought together industry leaders, community partners, and supporters for a night dedicated to making a meaningful difference.
Guests were treated to a beautiful evening complete with hors d’oeuvres, an open bar, a seated dinner, and an impressive silent and live auction. The event also featured a signature drink and live music.
We were honored to contribute to the experience by designing and staging a stunning photo station for attendees. Our team loved seeing guests gather, pose, and celebrate the night with joy — and it was just as rewarding to meet so many wonderful people throughout the evening.
| Being part of an event that supports HomeAid’s mission of building and renovating housing and program facilities for those experiencing or at risk of homelessness is truly special. We’re grateful for the opportunity to help add a touch of beauty to a night filled with purpose, generosity, and community spirit. |

SWEET SUCCESS
From First Look to Fast Offer
| |
Staged Interior is celebrating a truly special success with 7721 Rocton Avenue in Chevy Chase, MD — a beautifully remodeled brick rambler built in 1963 that went under contract in just 4 days, and the buyer purchased some of the staged items because they loved the design so much.
This home, nestled on a quiet cul-de-sac in the Rollingwood neighborhood, offers around 3,450 square feet of well-designed living space across two levels. As the builder’s own home offered for sale for the first time, it’s been thoughtfully updated to blend timeless elegance with modern comforts.
Stepping inside, you’re greeted by a classic slate foyer that blends charm with everyday practicality. It sets the tone beautifully for the main living area, and just off to one side, you’ll find a cozy office tucked perfectly for work or quiet focus.
| The main living area offers the perfect spot to unwind — whether it's a quiet morning read or a relaxed chat with friends. Just across the way, the modern kitchen boasts sleek granite countertops and opens seamlessly into both the formal dining room and the cozy breakfast area, creating a warm, inviting space that works beautifully for everything from intimate meals to lively family gatherings. | Down the hallway on the main level, you’ll find three spacious bedrooms and two luxuriously appointed bathrooms, including a primary suite that feels like a retreat with its spa-inspired ensuite. | Heading downstairs, the lower level is bright and open by design. High ceilings draw your eye upward, while a large recreation room with a white brick hearth and wood-burning fireplace offers warmth and character. French doors open out to a private backyard oasis, making it easy to bring the indoors out. There’s also a fourth bedroom, a full luxury bath, and a flexible space that could serve as a home office, gym, or a fifth bedroom. | |
Lead Stager Rebecca shared her thoughts on the project:
“7721 Rocton Ave was one of those homes that surprises you — it feels so much larger once you step inside. Originally built in the early 1960s and later updated with more contemporary elements, it came with a fun mix of styles and a few unique design challenges. My goal was to create a transitional look that honored the cozy, midcentury feel of the main level while also complementing the spacious, newly updated lower-level recreation room.
We achieved this by blending rich wood tones with softer, lighter fabrics and textures, and by incorporating clean, straight-lined furniture instead of the more angular shapes traditionally seen in midcentury pieces. The result was a balanced, welcoming design that tied both levels together beautifully.”
The home received immediate interest, and the buyer didn’t just purchase the house: they fell in love with the staging so much, they bought several of the pieces we used. That kind of connection — where furniture is not just functional, but emotionally resonant — is what staging is all about.
A huge congratulations to everyone involved — the sellers, the real estate team, and our staging crew. When staging goes beyond styling and becomes part of the home’s story, that’s when real magic happens!

One of the biggest projects we’ve been working on is elevating our social media presence. We’ve been filming more fun, engaging behind-the-scenes moments, quick staging tips, step-by-step styling ideas, and satisfying room transformations. Our goal is to give followers a closer look at the magic of staging — the “why” behind our choices and the little details that make a space truly shine.

| We’re also building out more educational email content, packed with staging insights, market reminders, and helpful tips for agents and homeowners. Whether it’s a clever trick to refresh a room or real examples of how staging impacts days on market, we want every newsletter to feel like a resource you can rely on. | And that’s not all — we’ve been working on something extra exciting on the branding side. We’re refreshing our logo and visual identity to better reflect who we are today: modern, elevated, and always evolving. Along with that comes a more streamlined, user-friendly way to request quotes on our website. The new system is faster, easier, and designed to help homeowners and agents get the information they need with minimal steps. |

Trick of the Trades
Reinforcing Hollow Furniture with Spray Foam
| | |
Hollow furniture can look great, but it often comes with a tricky downside: fragility. At Staged Interior, we’ve developed a simple yet effective technique to make these pieces stronger and ready for the rigors of staging.
When a piece has a puncture or weak area, we start by carefully filling the hollow interior with spray foam. This adds internal support, reducing the risk of breakage during handling and transport. Once the foam has set, we move on to restoring the exterior.
The punctured or damaged area is color-matched to the original finish, sanded smooth, and meticulously detailed to blend seamlessly. Check out the final result!

A SEASON OF OPPORTUNITY
Turning Uncertainty Into Opportunity: A Smart Seller's Moment
| |
As we wrap up this month’s update, we know the government shutdown and overall market slowdown have added a layer of uncertainty for everyone. Even in moments like this, there’s still a lot of opportunity—buyers are watching closely, inventory is shifting, and well-prepped homes continue to stand out in a big way.
This is actually a great window to get ahead of the curve. Once things pick back up (and they always do), the listings that are staged and ready to shine will move the fastest. If you’ve got upcoming projects on your radar, now’s the perfect time to get them on the schedule so you’re set for the next wave of activity.
We’re here, we’re steady, and we’re ready to support your success—no matter what the market is doing. Let’s make your next listing stand out.
