BAH & Utility Rate Adjustments

Dear Military Residents,

 

Happy New Year! We appreciate you as part of the PWF family and for your service to our country. We look forward to serving you in 2026.

 

As we move into the new year, the annual Military updates for Basic Allowance for Housing (BAH) changes and utilities allowance adjustments requires a necessary change to your monthly rent for 2026 based upon your rank as of 1 January 2026.

 

The utilities allowance calculation used to determine any adjustments includes occupied homes for each floor plan for a full month so that any limited vacancy usage does not affect any utilities allowance given back to you! The usage average for each floor plan is then applied to the 2026 rates from Wright Patterson AFB. 

 

This adjustment of rent is effective for January 2026 rent. Please remember Active Duty military leases have rent due in arrears (the first of the following month). 

 

The Properties at Wright Field will make the changes to your allotment on your behalf with Ft. Knox National Company (FKNC/MAC) for USAF, ARMY and NAVY. If you are USMC please contact the Business Office to receive the steps you will need to take.

Holiday Decoration Removal


We hope everyone had a wonderful holiday season!


With the mild weather this week, now is a great time to remove outdoor decorations!


Holiday decorations are required to be removed within 14 days after the respective holiday.


We appreciate your cooperation as we start this new year!

PARKING REMINDER


Parking is permitted only in designated parking spaces. Parking in front of garages is strictly prohibited.


Effective immediately, vehicles found parked in front of garages or outside of designated parking areas will be subject to violation notices or referred to Security Forces.


Thank you for your prompt attention to this matter and for helping keep the community safe and accessible.

Gas Line and Fence Replacement Updates for Legacy Homes


The gas line and fencing projects for The Prairies Legacy homes have wrapped up for the season and will resume in the spring. We appreciate your cooperation and understanding as these improvements continue.


For residents who have received new privacy fencing, please note that wooden slats may produce splinters. If you notice excessive splintering, contact Maintenance so we can address it promptly. We also ask that gates be closed gently and that you avoid forcing the locking mechanisms closed - this helps keep the gates in good condition.


If your gate is not latching properly or you experience any issues, please submit a maintenance request. Addressing concerns early helps prevent damage and potential resident charges.


A friendly reminder for the fencing project: locks must be removed from sheds while work is being performed. Leaving locks or hanging items in place creates delays and requires additional time and resources for our team to remove them. To keep the project on schedule, please ensure all personal items and locks are removed before work begins.
