2025 Year in Review:

A Year of Progress, Investment, and Community


As we reflect on 2025, we are proud to share the many improvements, accomplishments, and moments that made this year a meaningful one for our community. Thanks to your patience, partnership, and engagement, 2025 was a year of significant investment in our homes, infrastructure, and resident experience.

 

Major Community Improvements

 

  • The Prairies – Legacy Homes


Out of 400 legacy homes, 200 gas line replacements were completed in 2025,

improving safety and reliability. Additionally, 150 new privacy fences were installed.

Another 55 fences require slats, which will be installed over the next couple of months

as weather permits. The remaining gas line and fencing projects for the legacy

homes will resume in Spring 2026.

 

  • The Woods – Water Main Project


American Water successfully completed the community-wide water main replacement,

and PWF followed by replacing the lateral lines for all 350 homes, connecting each

house directly to the new main. This project also added a curb stop at every home,

allowing future water issues to be isolated to individual residences rather than

impacting the entire community – an important improvement in reliability and response

time.

 

  • The Woods Renovation Project


The renovation initiative continued strong momentum, with 275 homes completed to

date, including 77 homes renovated during 2025. As part of this effort, 204 driveway

replacements have been completed, improving curb appeal, accessibility, and long-

term durability. Work on the remaining 146 driveways is scheduled to begin in

Spring 2026.

 

Maintenance & Preventative Care

 

Our dedicated maintenance team remained hard at work throughout the year, completing an impressive 9,079 work orders between January 1 and December 28. In addition, they conducted 1,622 preventative maintenance appointments, helping residents proactively care for their homes and prevent future issues.

 

Resident Experience & Community Engagement

 

Beyond bricks and mortar, we focused on building community. Our monthly resident events attracted hundreds of residents, creating opportunities to connect, engage, and enjoy our neighborhoods together. We also partnered with Wright-Patterson Air Force Base, supporting and enhancing their events through sponsorship and collaboration.

The Properties at Wright Field management office, Self-Help Store and maintenance offices will be closed on Thursday, 1 January 2026 to ring in the new year with family! Normal business hours will resume on 2 January.


PARKING REMINDER


Parking is permitted only in designated parking areas. Parking in front of garages is strictly prohibited.


Effective immediately, vehicles found parked in front of garages or outside of designated parking areas will be subject to violation notices.

Winter is Here! Help us keep your system running safely and efficiently by changing your furnace filter every 30 days.

Fresh filters improve air quality, reduce strain on your system, and help lower energy costs.


Free supplies at the Self-Help Store include:

  • ✅ Furnace filters
  • 🔋 Batteries for smoke detectors and thermostats
  • 💡 Light bulbs
  • 🔧 Plus other common home-care items


If you’re unsure which filter size you need, check the label on your current filter or your furnace panel. You can take it with you for exchange or take a photo!


We also recommend writing the date the filter is changed on the side panel of the filter so you don't have to guess when it was last changed!


If your system isn’t heating properly after changing the filter, please contact Maintenance.
