Roof Replacements in The Prairies

 

PWF contracted vendors are now doing roof replacements in The Prairies! Work will start as early as 7:30 AM.

 

Weather Permitting, Work will begin Today, 24 July. Crews will work in the following order for the buildings outlined below and continue into the following week:

 

  • 129 Freesia
  • 105 Freesia
  • 109 Freesia
  • Bldg 224: 214, 216, 217, 215 Fern
  • Bldg 236: 103, 105, 107, 109 Senna

 

We ask that, during the time your home is being worked on, you park on the street or in marked parking areas - please do not park in your garage or driveway (you may not be readily able to get out!).

 

Every attempt will be made to minimize the impact to the surrounding areas of each building. To help with cleanup of materials, please have your lawn recently mowed. All personal items, including lights and other patio decorations, must be removed and away from the exterior of the building to protect them from damage. Should you have a fenced back yard, any locks must be removed from gates and pet waste must be removed. Please be aware that The Properties at Wright Field and the roofing contractor will not be responsible for any items that are not removed prior to construction.

For safety reasons, the playground located at Longstreet and Vandorn Lanes is temporarily closed and will remain inaccessible until further notice.


WPAFB has begun construction in the area, extending from the entrance of Longstreet Lane to the existing green fence. This work will include the installation of temporary fencing, and contractors will require access to the backyards of homes along this route.


In the coming weeks, base personnel or affiliated contractors will conduct site investigations of the storm sewer system in your neighborhood as a result of recently discovered soil erosion. As a precaution, fencing has been installed in specific areas and signage placed for the safety of residents. Monitoring of the system will continue and additional fencing will be installed as needed to ensure resident safety.


We understand this may cause some inconvenience and sincerely appreciate your patience and cooperation as this essential safety project is completed.

Gas Line Replacement Project for Legacy Homes


We're excited to continue progress on the Gas Line Replacement Project, which brings important infrastructure upgrades to your neighborhood. This multi-phase project includes the removal of patio fencing, installation of new gas lines to each home, followed by construction of new privacy fencing around every patio.


However, we want to acknowledge that the project has encountered significant delays due to unstable weather conditions, the discovery of deteriorated sheds requiring unexpected repairs, and a severely delayed lumber order critical to replacing fencing.


Gas Line Replacement work will continue in the following areas:


  • Bldg 6016: 5514 - 5524 Gross Drive (even side only)
  • Bldg 6016: 76 - 98 Spinning Road


Fence reconstruction will continue at the following addresses:

As part of the gas line replacement project, rear fences will be temporarily removed to allow our crews to safely install brand-new gas lines to each home. Once the work is complete, new privacy fencing will be installed to restore and enhance your outdoor space.


To help the process go smoothly, we kindly ask that you:


  • Clear your patio area by storing items inside your garage or shed.
  • Remove any belongings on or around fences and sheds.
  • Unlock all gates and sheds to ensure our crews can access the work area.
  • Pick up pet waste and keep pets leashed until your new fence is in place.
  • Supervise children while they're outside - there will be open yard areas and active digging.
  • Be mindful of workers and equipment to keep everyone safe.

Gas Line Replacement - Temporary Gas Outage


As part of the ongoing Gas Line Replacement Project, CenterPoint Energy will be installing new gas lines to your home. This work will require temporary gas service interruptions on the following dates:


Scheduled Gas Outages - Thursday, 31 July:


  • Bldg 6016: 5514, 5516, 5518, 5520, 5522, 5524 Gross Drive
  • Bldg 6016: 76, 78, 80, 82, 84, 86, 88, 90, 92, 94, 96, 98 Spinning Road


** Please note - there will be temporary no parking zones implemented on Gross Drive near Spinning Road in preparation for this gas outage. The no parking zones will only be in effect on Wednesday 30 July & Thursday 31 July. **


What to expect:


  • Work begins at approximately 8:00 AM, and gas service to your home will be temporary shut off.
  • Starting at 3:30 PM, technicians will need access to your home to begin restoring service, performing safety checks, and relighting pilot lights.
  • An adult (18 0r older) must be at home at that time to allow access.
  • If no one is available, gas service will not be restored until the next business day.

The gas line replacement project is anticipated to continue through October 2025. We will provide updates and scheduling details for your specific area as they become available.

The Woods - Upcoming Driveway Repaving Project


We’re excited to announce that driveway repaving in The Woods is underway! This improvement is being completed by Vandalia Blacktop, a PWF contracted vendor, and is designed to enhance both safety and curb appeal throughout the neighborhood.


What to Expect:


In preparation for paving, you may notice PWF staff and contractors in the area performing work such as:


  • Removing tree roots
  • Relocating or removing downspouts that could interfere with the repaving process


Starting in August, driveway replacements will take place on the 1000 block of Middy, all of Granger, and 923-926 Shields.


Important Parking Notice:


Once work begins in your driveway:


  • You will not be able to park in your driveway or garage for approximately 4 to 5 days
  • Temporary "No Parking" zones will be posted and updated daily - please ensure your vehicle is not parked in these areas during the active work period


We kindly ask for your patience and cooperation. During this time, some neighbors may needs to temporarily park near or in front of your home. Your understanding is greatly appreciated.


Special Needs Access:


If someone in your household has mobility needs or requires driveway access, please contact the maintenance office once you receive your phase notification letter. We'll make every effort to accommodate you.

Improving your AC Efficiency


To ensure your air conditioning system runs efficiently during the summer heat, please follow these helpful tips:


  • Keep all vents open to allow for proper airflow throughout your home.
  • Use ceiling fans to help circulate cool air more effectively.
  • Leave bedroom doors open to promote even air distribution.


Additionally, remember to replace your furnace filter monthly. A clean filter helps your system run more efficiently and improves indoor air quality. You can pick up a free replacement filter at the Self-Help Store, just bring your used filter with you.

WPAFB Gate Closed To Outbound Traffic


Gate 19B will be closed to outbound traffic from 23 June 2025 through 26 September 2025. During this period, it will be open for inbound traffic only from 0600 to 0900, Monday through Friday. The attached form below shows you the traffic flow of Gate 19B during this time.


Gate 22B will remain open 24 hours a day throughout this time to support traffic flow.

Courtyard Sign Lighting Upgrades - Prairies Legacy


A PWF-contracted vendor will soon begin upgrading the lighting on the courtyard address signs for the Legacy housing neighborhoods. A licensed electrician will be on-site to complete the rewiring and installation of the new fixtures.


For your safety, please use caution when passing by the work areas near the courtyard signs.

Infrastructure Upgrades in The Woods


Great News! American Water and Associated Hydro has started wrapping up their important upgrades to the water infrastructure in The Woods!



During this project, traffic control measures will be in place, and certain areas may experience limited access. Normal traffic flow will resume once the work is complete.


We appreciate your patience and cooperation as these essential improvements are made to enhance the neighborhood's infrastructure.

CenterPoint Energy Gas Line Upgrade - The Woods

 

CenterPoint Energy will be upgrading gas lines in The Woods over the next few months, weather permitting. This project involves replacing the exterior gas line to your home and connecting it to the newly installed system.


A PWF representative will contact you to schedule your home's upgrade. An adult (18 or older) must be present in the afternoon on your scheduled day to allow access to your home.

 

Please Note:


  • The upgrade will involve a gas outage lasting approximately 5 hours.
  • After the outage, CenterPoint crews will need to enter your home to relight pilot lights. If access is not provided, you may be without a stove, heater, or hot water until the next business day.
  • Crew may need to dig in front of your home or a nearby property to complete the work. If you see crews working, please park in your driveway rather than on the street to allow room for equipment and ensure safety.
  • Any digging will be filled or covered by the following morning.


Traffic in certain areas may be temporarily impacted, but normal flow will resume once the work is finished. Please drive carefully, follow posted signs, and respect any guidance from workers or flaggers in the area.
