Monthly Utility Meter Reads
Guardian Water & Power meter readers visit the property around the third week of each month to collect meter readings. Please ensure they have clear access to your yards during this time.
For everyone's safety, make sure pets are brought indoors if no one is home. Additionally, gates must remain unlocked and free of any obstacles—locks are not permitted. Removing any barriers helps ensure timely and accurate meter readings.

Gas Line Replacement Project for Legacy Homes
Exciting news, Legacy Homes Residents! We're kicking off the Gas Line Replacement Project - bringing important upgrades to your community! There are multiple stages of the process and work will be conducted in the following order: First, fencing will be removed from the back patio areas. Next, work will begin to replace the gas lines to each home. Upon completion of the gas line installation, work will begin to install new privacy fencing around each patio!
Work is scheduled to begin Tuesday, 27 May (weather permitting), and crews will be working in the following order:
Fence removal will begin for:
- 181, 187, 189, 193, 195, 199 Trunk
Gas Line Replacement work will continue for:
- 137, 143, 145, 147, 151, 155, 157, 159, 163, 167 Trunk
- 169, 173, 175, 179 Trunk
Fence reconstruction will continue for (please remove lock off shed):
- 5688, 5692, 5694, 5698, 5700, 5704, 5706, & 5710 Hickam
As part of this project, rear fences will be temporarily removed so we can install brand new gas lines to each home. Don't worry - a fresh new fence will be installed once the work is complete!
Here's how you can help us keep things running smoothly:

Please clear your patios - store items inside your garage or shed.
- Remove anything on or around fences and sheds.

Take off all locks from gates and sheds so our crews can access the area.

Pick up all pet waste and keep pets on a leash until your new fence is installed.

Watch your little ones while they are outside - there will be open areas and active digging.

And most importantly, please be mindful of workers to help keep everyone safe.

Gas Line Replacement - Temporary Gas Outage
As part of the Gas Line Replacement Project, CenterPoint Energy will be installing new gas lines to your home.
Scheduled Gas Outages:
Scheduled for Today, Thursday 22 May:
- 137, 143, 145, 147, 151, 155, 157, 159, 163, 167 Trunk Drive
Scheduled for Thursday 6 June:
- 169, 173, 175, 179, 181, 187, 189, 193, 195, 199 Trunk Drive
What to expect:

Installation will begin around 8:00 AM and will require a temporary gas shutoff to your home.

Starting at 3:30 PM, technicians will need access to your home to restore gas service, check for leaks, and relight any pilot lights.

Please ensure that someone 18 years or older is home at that time to provide access.

If no one is available, gas service will not be restored until the next business day.

Common Area - Hillside Mowing
PWF contracted vendors regularly mow the common areas. However, some hillside areas are only mowed 2–3 times per year to help prevent erosion. Deep-rooted plants and grasses play a vital role in stabilizing the soil and protecting these slopes.
We understand that this may be inconvenient for some residents, but this limited mowing schedule is an important safety measure to preserve the integrity of the hillsides.

Please be considerate of neighbors by keeping dogs under control and minimizing barking at all times.
Pet areas must be cleaned daily (or more often if needed), and you must immediately clean up any pet waste outside your home year-round. Please dispose of pet feces in your own trash cans, not in the community trash cans.

Now is the time to enhance the look of your home's exterior and tidy up your yard! Simple tasks like mowing (50 feet from your homes exterior), weeding, trimming, and cleaning up pet waste will help keep your yard and the community looking its best.
To make things easier, lawn equipment is available to borrow from the Self-Help Store on a first-come, first-served basis.

PWF grounds crews are working to enhance the common areas. We are now in the process of mulching the playground areas to ensure they stay safe and inviting for everyone.
Additionally, our PWF contracted vendors are mowing the community areas. We kindly ask all residents to REMOVE ALL PERSONAL PROPERTY from these areas when not in use to prevent any potential damage.
As a reminder, PWF and/or contracted vendors are not responsible for any damage to personal property left in the common areas.

PWF has started the weed and feed process in the resident areas. Residential front and side yards will be sprayed and flags will be placed until dry. Please keep your children and pets off the grass until dry.
If you do not want your yard sprayed, please contact the Maintenance department at 937-253-3488 Option 3 so we can remove you from the list.

Pest Control
Residents are responsible to perform pest control for minor pest issues. All residents are expected to take measures to prevent and control insects. In the event of major infestation, please call PWF maintenance for assistance.

Fire Hydrant Flow Test Reminder
American Water will be performing annual hydrant flushing and inspection in Areas A and B, to include the Prairies and Woods housing areas during the period of April through May. Testing will take place during normal duty hours from 0800 - 1700. Some slight water discoloration and lower pressure can be expected during the test period.
During the testing period, motorists should be on the lookout for American Water personnel operating hydrants and walking near the roadway. Drivers should be careful not to drive or park too close to any hydrant if they observe testing in the vicinity. Courtyard Address Sign Lighting Upgrade
A PWF-contracted vendor will be upgrading the lighting for the Legacy courtyard address signs. A certified electrician will be on-site to rewire and install the new lights. Please use caution if you see him working near the courtyard signs. Thank you for your attention and cooperation!

Water Line Replacement in The Woods
PWF Contracted Vendors are actively working on a water line replacement project affecting Welcome Way in The Woods. Crews will be working in front of homes to dig and replace existing water lines. During this time, residents may experience intermittent water outages.
Traffic control measures will be in place throughout the project, and some areas may have limited access. Normal traffic flow will resume once the work is completed. We appreciate your patience and cooperation as we make these important upgrades to the local infrastructure.

Infrastructure Upgrades in The Woods
American Water and Associated Hydro will be conducting work on the water infrastructure in The Woods, including Middy, McDowell, Semmes, Weitzel, Mosby, and Buel.
During this period, traffic control measures will be in place, and some areas may have limited access. Traffic flow will return to normal once the work is complete. We thank you for your patience and cooperation as necessary improvements are made to the local infrastructure.

CenterPoint Energy Project in The Woods
Over the next few months, weather permitting, CenterPoint Energy will be upgrading the gas line on the exterior of your home and connecting it to the new gas pipes. A representative from PWF will reach out to you to schedule the upgrade for your property. Once scheduled, someone over the age of 18 must be home in the afternoon for access to your home.
The process will require an estimated 5-hour gas outage, after which CenterPoint Energy will need access to your home to relight the pilot lights. If the crews are unable to gain access to your home, you may be without heat and hot water until the following day. Crews may also need to dig in front of your home or a neighbor's home to make the necessary connections so please park in your driveway and not curbside if you see the crews working near your home. Any holes that are dug should be covered or filled back in by the following morning.
During this time, there may be limited access to certain areas, but normal traffic flow will resume once the work is completed. Please exercise caution when traveling through the work zone and follow all signs or directions from flaggers and workers.
