New Recycle Bins!

Rumpke will be replacing your old red bins with brand-new 35-gallon Comix carts on Tuesday, 22 April, for any units that still have the red bin. This is the final week for bin deliveries.

Here’s how the process will work:

On your regular service day, your red bin will be emptied as usual. Afterward, a team will follow the service truck to deliver a new Comix cart and collect the old red bin at the same time.

A quick note about last week’s wind:

Due to high winds on Tuesday, April 15, we understand that some red bins may have blown away and weren’t replaced, or your new recycle cart was delivered and blew away. If this happened to you, please do not submit a maintenance request. Please check with your neighbors to see if anyone may have ended up with an extra bin, especially those on the opposite end of the road, as several bins were blown away and may have ended up far from their original location. If you still can't locate it or didn't have a red bin to place at the curb to begin with, please call maintenance at 937-253-3488 (Option 3) so we can add your unit to the list for a replacement cart after the next trash pickup.

Thanks for your help in keeping things running smoothly!

Courtyard Address Sign Lighting Upgrade

A PWF-contracted vendor will be upgrading the lighting for the courtyard address signs. Our electrician will be on-site to rewire and install the new lights. Please use caution if you see him working near the courtyard signs. Thank you for your attention and cooperation!

Spring Into Action: Time to Tidy Up Your Yard!!

With warmer weather on the way, now is the perfect time to spruce up the exterior of your home and yard! Simple tasks like mowing, weeding, trimming, and cleaning up pet waste will help keep your yard and the community looking its best.

To make things easier, lawn equipment is available to borrow from the Self-Help Store on a first-come, first-served basis.

Please be considerate of neighbors by keeping dogs under control and minimizing barking at all times. Pet areas must be cleaned daily (or more often if needed), and you must immediately clean up any pet waste outside your home—year-round. Please dispose of pet feces in your own trash cans, not in the community trash cans.

Common Areas

Our PWF grounds crews have begun their work to enhance the common areas, including elevating trees and spraying in The Prairies and The Woods. Once the spraying is completed, we will begin mulching the playground areas to ensure they stay safe and inviting for everyone.

While flags are up in the playground areas, please refrain from allowing your children or pets to play there until the flags are removed.

Additionally, our PWF contracted vendors have begun mowing the community areas. We kindly ask all residents to REMOVE ALL PERSONAL PROPERTY from these areas when not in use to prevent any potential damage.

As a reminder, PWF and/or contracted vendors are not responsible for any damage to personal property left in the common areas.

Weed & Feed Resident Areas

PWF is planning on starting the weed and feed process in the resident areas the week of 21 April. We will spray the front and side yards of the buildings/homes, in the grassy areas. Please keep your children/pets off the grass until it has dried.

If you do not want your yard sprayed, please contact the Maintenance department at 937-253-3488 Option 3 so we can remove you from the list.

Gas Line Replacement Project for Legacy Homes

Exciting news! In the coming weeks, we’ll be kicking off the Gas Line Replacement Project for the Legacy Homes. During this time, we’ll be removing the rear fences to install a brand-new gas line to each home. Once the installation is complete, we’ll build a new fence in its place. This project is expected to last until October, weather permitting.

As we begin work in your area, please take note of the following:

  • Remove items from on and around the fences and sheds.
  • Remove any locks from gates and sheds for easy access.
  • Pick up after your pets and keep them on a leash when outside until your new fence is installed.
  • Supervise children carefully while they play outside, as there will be crews digging and open areas while we lay the new gas lines.
  • Be mindful of workers as they work on this project to ensure everyone's safety.

We will keep you updated with more details as they become available. Thank you for your cooperation as we improve your community!

Water Line Replacement in The Woods

Beginning 14 April, PWF Contracted Vendors will start a water line replacement project affecting Collopy Court, Granger Circle, and Welcome Way in The Woods. Crews will be working in front of homes to dig and replace existing water lines. During this time, residents may experience intermittent water outages.

Traffic control measures will be in place throughout the project, and some areas may have limited access. Normal traffic flow will resume once the work is completed. We appreciate your patience and cooperation as we make these important upgrades to the local infrastructure.

Infrastructure Upgrades in The Woods

During the next few weeks, American Water and Associated Hydro will be conducting work on the water infrastructure in The Woods, including Middy, McDowell, Semmes, Weitzel, Mosby, and Buel.

During this period, traffic control measures will be in place, and some areas may have limited access. Traffic flow will return to normal once the work is complete. We thank you for your patience and cooperation as necessary improvements are made to the local infrastructure.

CenterPoint Energy Project in The Woods

Over the next few months, weather permitting, CenterPoint Energy will be upgrading the gas line on the exterior of your home and connecting it to the new gas pipes. A representative from PWF will reach out to you to schedule the upgrade for your property. Once scheduled, someone over the age of 18 must be home in the afternoon for access to your home.

The process will require an estimated 5-hour gas outage, after which CenterPoint Energy will need access to your home to relight the pilot lights. If the crews are unable to gain access to your home, you may be without heat and hot water until the following day. Crews may also need to dig in front of your home or a neighbor's home to make the necessary connections so please park in your driveway and not curbside if you see the crews working near your home. Any holes that are dug should be covered or filled back in by the following morning.

During this time, there may be limited access to certain areas, but normal traffic flow will resume once the work is completed. Please exercise caution when traveling through the work zone and follow all signs or directions from flaggers and workers.
