The City of Seguin Experiences Vast Increase in New Single-Family Permits Issued
1,850+ Rooftops Planned for Seguin, Texas
Seguin, Texas serves as the county seat for the second fastest growing county in the nation, Guadalupe County. According to the US Census, Guadalupe County has seen a 47.75% increase in population from 2000-2010. Guadalupe County has a 154% projected population growth increase from 2010-2040 according to the San Antonio-Bexar County Metropolitan Planning Organization. Seguin also serves as the retail hub for 3 major counties-Guadalupe, Gonzales and Wilson. Seguin is seeing business expansion city-wide, with many nationally known retailers entering, returning and expanding in the market.  As Seguin experiences this abundant growth, Seguin's housing market is booming simultaneously. With 1,850+ new single family rooftops planned, Seguin will soon become home to a substantial amount of people. This includes: 800+ homes for Mill Creek Crossing by Perry Homes, 400 homes for Butte Meadows, 300 homes for the Greenspoint Development and 380+ new homes for The Meadows at Nolte Farms by D.R. Horton. Furthermore, as seen in the chart above, Seguin is on track to see a 123% increase in new single family permits issued- with 97 permits issued in 2014, 163 permits in 2015 YTD and a projected 217 permits in 2015. Additionally, construction will soon begin on a brand-new multi-family housing complex located in the center of town, Walnut Grove Apartments. This complex is set to have 6 buildings with 116 units. "We're excited to see a nice, new apartment complex coming to Seguin. The need for affordable housing and rental property in this area is huge, and Walnut Grove Apartments will offer folks a great place to live and relax," said Morgan Ash, Public Information Officer. 

Interstate 10 Frontage Road Projects Pave Way For Future Development
Work is complete on the first of two critical infrastructure projects that will provide access to development along Interstate 10 in the City of Seguin.

The first project, completed July 2014, provides access to Seguin Commerce Center. This proposed mixed-use development is being planned by the Houston based developer and management firm, NewQuest Properties. This firm was also the developer for the Creekside shopping area off IH-35 in New Braunfels. This $5 million frontage road reversed on and off ramps on the north side of I-10, between Texas Highway 46 and FM 464. It was financed through a partnership between the City of Seguin, Seguin Economic Development Corporation and NewQuest. "This project creates a significant positive impact to the City of Seguin with enhanced retail and restaurant offerings and shovel-ready light industrial sites," said Doug Faseler, City Manager for the City of Seguin. The 545-acre development includes additional acreage subdivided for multi-family housing and office space.
 
The second project, funded by the Texas Department of Transportation for 2015 at a cost of just over $30 million , will construct more than two miles of frontage roads on both sides of I-10, between Highway 123 Business and Highway 46. Specifically, this project will reconfigure SH 46/FM 78/I -10 intersection, convert existing two-way frontage roads to one-way frontage roads , add frontage roads from SH 46 to SH 123 (Business), construct turnarounds at SH 46, UPRR/FM 78, and SH 123 (Business)  and reverse I-10 Exit & Entrance Ramps between SH 46 and SH 123 (Business). 
Ultimately, the construction of these frontage roads will promote economic development of Seguin and Guadalupe County and provide access to I-10 for potential future development interested in Seguin. "Frontage roads are critical when we are working to attract retailers, restaurants and development to Seguin," said Terry Trevino, Director of Economic Development for the City of Seguin.  "Having hundreds of acres of land available, with access, will only help these businesses choose Seguin when they expand. This development brings jobs and more opportunities for shopping and eating out in Seguin."

Furthermore the addition of these frontage roads is expected to increase traffic volumes over time and provide tax support and employment opportunities for area residents. The construction contract has been awarded to The Lane Construction Corporation, one of America's leading construction companies, specializing in heavy civil construction services and products in the transportation, infrastructure and energy industries. Construction is estimated to begin in 2016. Exact location of the project can be seen in the map above.

Exponential Progress Seen at New 
H-E-B Site

Construction of the new, amenity-packed Seguin H-E-B is set for completion this fall. The new, 97,000+ square-foot H-E-B will replace Seguin's current 70,000-square-foot store in response to H-E-B's growing customer base in Seguin.
According to The Seguin Daily News (www.seguintoday.com), H-E-B Seguin unit director Danny Crowson said, "This store is not going to be a Plus store, but it is going to be a food, drug store with all the expanded variety and assortment that all of our other stores have. It's going to be very similar to the newer store in New Braunfels, except it is going to be a little larger. We have witnessed growing excitement and have received increased feedback from customers expressing that they cannot wait to see the finished product." 
In addition to the new H-E-B, the King Family which currently owns that particular business pad, is expected to build two more retail buildings for business tenants. The proposed buildings will be facing west and will be located on the northeast side of the property just behind the remaining Hastings and JCPenney. Currently, four of the tenants located the east side of   H-E-B have already made commitments to move to the location upon construction.
"H-E-B has been very responsive to the recent developments in Seguin. The additional 27,000+ square-feet included in this new facility will be extremely beneficial to Seguin residents considering the exponential growth our city has seen over the past year," said Terry Trevino, Director of Economic Development for the City of Seguin.
