8 Real Estate Trends Influencing Your Business Now

Relocation buyers are moving greater distances. Cash buyers are tough competitors. The relief in home prices likely is over. Know the factors impacting your clients’ home search the most.

Lawrence Yun, chief economist at the National Association of REALTORS® and Jessica Lautz, NAR’s deputy chief economist and vice president of research, provided a breakdown of the top trends they’re noticing in the housing market.

1. Doom-and-gloom headlines are overblown.
2. Americans are moving longer distances.
3. Cash buyers remain formidable competitors.
4. Generational dynamics are at play.
5. New construction is a bright spot in the market.
6. Home prices likely won’t fall any further.
7. Mortgage rates are likely to decline somewhat.
8. Inventory is housing’s most pressing problem.

NAR supports tax incentive proposals for those who sell a residential property being used as a rental to an owner-occupied buyer. “We’re hoping we can get lawmakers to listen,” Yun said. “We need to get immediate inventory onto the marketplace.”

The national homeownership rate may have peaked already, considering the barriers keeping first-time buyers from entering the market, Yun said. “If we continue to restrict supply, prices will skyrocket and homeownership will slow.”

The application period for the Board of Directors is July 1, 2023 – August 18, 2023

RACI is seeking individuals for Director positions, starting in January 2024, who are strategic thinkers, demonstrate a strong commitment to professionalism, and possess a genuine desire to actively engage in the role.

One position is available in each of RACI's six counties, and the nominating committee is looking forward to selecting dedicated individuals who will contribute to the growth and success of the organization for the ballot.

The personal time and energy you invest in this role are crucial in contributing to the development of a stronger Board and, ultimately, a more robust real estate industry.

RACI Director criteria:

• REALTOR® for at least three (3) years 
• Governance, interpersonal & leadership skills
• Has served on a committee or leadership role 
• Supportive of Association events & functions
• Acts in a professional & ethical manner

Affordable or Attainable?

When it comes to housing, words matter.

As associations continue to advocate for housing for all, association executives are weighing the words used to effectively convey that message.

Although “affordable housing” is a commonly used term, some argue that phrase can hold a stigma by implying subsidized housing.



“Attainable” can have the same challenge. “Attainable for whom?” asked Laurie Benner, associate vice president of housing and community development, National Fair Housing Alliance, during a discussion on The Hub (thehub.realtor). “Both are terms … that tend to confuse people.”
