Greetings!

September has been my busiest real estate month of the year so far, yet the overall stats are showing that we had fewer sales and fewer new listings in September 2026 than in September 2025.

There were 5,040 home sales across the Toronto area - about 9% fewer than in September 2025. New listings were down as well, with 16,500 homes coming onto the market, a 14.4% decrease from a year ago.

With buyers concerned about over-paying, prices have softened, too. The average selling price was just over $1 million, down 5.1% from last September, while the overall benchmark price declined by 4.7%.

Does that make this a better market for buyers? In some cases, absolutely. There is often more room to negotiate. Are some buyers still hesitating? Yes, many buyers feel an instability in the economy and have borrowing costs on their minds.

What about sellers you ask? Well, with fewer buyers in the market, pricing and presentation matter more than ever - and a more than a little patience may be needed.

The Toronto-wide numbers only tell part of the story. What’s happening on your street may look quite different from the overall picture. If you’re wondering how your neighbourhood is holding up, I’d be happy to share what I’m seeing.

What's Deb Been Up To?

Six films at TIFF this year, I went with friends and clients, which made it more fun. I also got to another Jays game with my son Nick. It will unfortunately be our last game of the year, but I have a feeling about next year!

Work has been wonderfully busy this fall. As I write this, I’m helping nine buyers find homes, working with three sellers, and talking with two investors who’d like to sell. Things move quickly, so that list may well have changed by the time you read this! So many people have questions about the market and what it means for them. If you do, I’m always happy to talk - whether you’re ready to make a move or just curious. And of course, I’m always glad to help anyone you send my way.

October looks just as full: getting those homes, sales and investments lined up, two grandchild birthdays back-to-back, an educational trip to Israel, and Hallowe’en. I’m looking forward to the it all! How about you, what’s coming up for you this fall?

Client Spotlight: Tracey Erin Smith

Ever thought your life could be a show? My friend and client Tracey Erin Smith can help you make one! Through SoulOTheatre, she works with people to create their very own one-person shows.

I met Tracey in 2009 and, that same year, she helped me put together a very short one-woman show. I even performed it in front of an exceptionally forgiving audience! It was fun, surprising, and a great way to discover a little more about myself.

Tracey offers classes year-round, in person and online. And this is just one piece of her story - there’s plenty more to share in future newsletters. Meanwhile, you may enjoy exploring her website, SoulOTheatre.

Vendor Profile: Amanda Pivar

When one of my buyers needs a mortgage, I like them to have a mortgage agent like Amanda Pivar in their corner! She’s one of my top three go-to mortgage agents. I’m working with her on two buyer purchases right now, and she’s helped many more of my clients over the years. I keep coming back to her because she’s patient, professional, and so quick to respond.

Why do I prefer working with a mortgage agent to going straight to a bank? Let me tell you! An offer doesn’t always happen during bankers’ hours, and that’s when having someone you can reach really matters. I have never had a mortgage agent has never miss a deadline. Even better, mortgage agents look at options from multiple lenders to help a buyer find a mortgage that fits their particular needs, rather than just offering just one bank’s products.

 The Best Bagels in Toronto

Toronto has no shortage of great bagel spots, and this roundup highlights some of the city’s favourites. Bagel House is a personal favourite, and for anyone else avoiding gluten, I’m celiac and usually head to What a Bagel for their gluten-free bagels. If you know of another Toronto spot with a good gluten-free option, I’d love to hear about it!

Gratitude

Thank you, as always, for your referrals, your trust, and for keeping me busy doing work I genuinely love. The current market can sometimes be quieter than expected, then suddenly very busy - but good preparation and patience still make all the difference.

I’d love an update from you!

Let me know if you have any questions I can help with.
