2026 Tentative Assessment Roll


On June 1st, the tentative assessment roll and assessment data may be found on our Town website under property assessment. All property owners will receive an “assessment notice” in the mail. These notices are mailed out each year on June 1st.


Adjusting assessments to appropriately reflect market value shifts and physical changes to property inventory are required by the New York State Office of Real Property Tax Services and are typical in municipalities that maintain assessments at full market value, as the Town does.


Please be aware that the Assessor does not determine taxes; that is the responsibility of each taxing jurisdiction (Town, County, School, etc.). Assessments are the mechanism that determines each taxpayer’s share of the property tax levy each year.


If you disagree with your value, you are entitled to challenge your tentative assessment through the Board of Assessment Review. Grievance applications, instructions, and procedures are available on our website under the Assessor’s Department. Grievance applications can be mailed to, or submitted in person at, the Town Center Monday through Friday from 8:30 am to 4:00 pm beginning June 1st and ending June 16th.


All grievance applications, whether filed in person or by mail, must be received on or before June 16, 2026. Grievances received by mail after June 16, 2026, regardless of postmark, will not be considered timely.


Congratulations to Our Volunteer Ambulance Corps,

Awarded 2026 Best in County!

Last week members of the Town Board and I were honored to attend the 2026 EMS Awards Ceremony at Westchester Community College, where the Larchmont Volunteer Ambulance Corps (LVAC) was named "Westchester County EMS Agency of the Year" by the Westchester Regional Emergency Medical Services Council (REMSCO). REMSCO oversees EMS operations and training across the County, and they chose LVAC from approximately 45 EMS agencies.


LVAC earned the honor for its exceptional commitment to training, with all 42 of its EMTs completing advanced agency-level instruction in every Basic Life Support adjunct skill permitted by New York State. Founded in 1972, LVAC remains a 100% volunteer organization serving the Town of Mamaroneck, Village of Larchmont, and surrounding communities, with 65 active members contributing more than 13,000 volunteer hours. They responded to nearly 1,700 calls in 2025, while maintaining 24/7 coverage.


Congratulations LVAC -- we always knew you were the best, but we are thrilled to see it's now official!

Atlantic Hurricane Season 

June marks the beginning of the Atlantic hurricane season, which continues until November 30th. As residents who suffered through Hurricane Ida recall, it is always a good idea to be ready. Let's all prepare now and not wait until a storm is bearing down and there isn't a flashlight or battery to be found in Westchester County!

Our Deputy Town Clerk Thanks

Larchmont Friends of the Family

Joined by Town Councilman Andrew Regenstreich, Town Clerk Alli May and Deputy Town Clerk Laura DeMuro, I was delighted to attend the Larchmont Friends of the Family Gala earlier this month, in which our very own Deputy Town Clerk, Jennifer Gonzalez, delivered a deeply moving speech about her personal experience with Larchmont Friends of the Family.


Larchmont Friends of the Family (LFOF) is a local not-for-profit volunteer organization that has been actively and quietly helping families in our community for over 25 years. They offer practical and financial support to those who have been faced with a medical crisis or loss.


Jennifer Gonzalez was raised by a single mother who taught her early on that she could do whatever she put her mind to, but that she would have to do it on her own. That there would be no "handouts". But, as an adult, during one of the most isolating periods of the pandemic, Jennifer learned the importance of accepting help from others. In November 2020, her nine-year-old daughter, Jaylin, suddenly became critically ill after suffering a ruptured brain arteriovenous malformation (AVM) and required emergency surgery. As Jennifer balanced caring for her daughter in the hospital while also supporting her two sons at home, LFOF immediately stepped in to provide meals, rent assistance, gas cards, and emotional support during this extremely overwhelming and frightening time.


After weeks in the hospital, Jaylin returned home for the Christmas holidays before undergoing a life-saving eight-hour craniotomy in January 2021. Through it all, the support from LFOF helped carry the family through the darkest chapter of their lives.


Jennifer remains deeply grateful to the volunteers, supporters, and community members whose kindness made a real and lasting difference. She closed her speech with a reminder of Mr. Rogers’ words: “Look for the helpers. You will always find people who are helping.”


We are so thankful and blessed to have organizations like Larchmont Friends of the Family in our community!

KenDUCKy Derby!

Every year, the Larchmont Gardens Civic Association (LGCA) puts on the beloved Kenducky Derby, a hometown twist on the famous horse race at Churchill Downs. Instead of thoroughbreds, yellow rubber ducks race down the Brook through Larchmont Gardens. It’s my vote for the most adorable event of the year in Town, and I try to never miss it! Hundreds of children and their families gather along the Brook, cheering excitedly as they watch to see which ducks will finish first, second, and third. A heartfelt thank you to the LGCA for continuing to host such a fun and memorable community tradition.



Compost Giveaway Days

For the past nine years, the Town -- together with the Village of Larchmont -- has held an annual compost giveaway day in May. Originally conceived as a thank you to residents for recycling their food scraps at the Maxwell Avenue Recycling Center, the event has always been open to all who are served by the Larchmont-Mamaroneck Sanitation Commission.


This year, the 20 yards of compost that were ordered were not fully depleted at the end of the event, and so, we added a second giveaway day. Over 100 residents took advantage of the free compost. Were you one of them? If not, be sure to check our website and Facebook pages in the spring so that you get the scoop (literally) and don't miss out! I'd like to thank our Town's environmental committee, the Sustainability Collaborative, as well as the Sanitation Commission Foremen and staff for making this wonderful event happen year after year!

TMPD Torch Run

Earlier this month, members of the Town of Mamaroneck Police Department proudly participated in the Sound Shore leg of the 40th Annual Law Enforcement Torch Run in support of the Special Olympics. I was thrilled, once again, to cheer them on. This year, the run began in New Rochelle, continued through the Town of Mamaroneck, and finished in White Plains.


Since 1986, New York’s Law Enforcement Torch Run has raised more than $33 million while helping shine a spotlight on the achievements and determination of Special Olympics athletes. Seeing our officers take part in such a meaningful event filled me with tremendous pride. Thank you, TMPD, for all you do!

Memorial Day Ceremonies

On Memorial Day we honor the legacy of courage, sacrifice, and service of the men and women who gave their lives in defense of the freedoms we cherish.

Their bravery reminds us that the liberty we hold dear is not merely inherited—it is earned through the sacrifice of those who stood in harm's way. These heroes believed in a vision of a more just and peaceful world, and they were willing to pay the ultimate price to uphold that belief.


Let us remember that our gratitude must extend beyond words. It is a call to honor their memories by striving to build a world worthy of their sacrifice—a world where unity, respect, and justice prevail.


On Memorial Day, we renew our commitment to live our lives in a way that pays homage to their legacy. May we never forget that freedom is not free.

Plaque Dedicated to Mamaroneck's Civil War Veterans

The memorial plaque dedicated to Mamaroneck's Civil War Veterans was formally recognized on Memorial Day. Located at American Legion Post 90 in Mamaroneck, it serves as a Town-wide commemoration because the two present-day Villages had not yet been established during the Civil War. Our Town Needs You!

The Town is looking for qualified residents for the following:


  • Planning Board (Alternate)
  • Zoning Board (Alternate)
  • Town of Mamaroneck Fire Department (TMFD)
  • Volunteer EMTs (VAC)


The Planning Board is comprised of five members, each serving a term of five years. It was established in 1954 to review plans for the development of vacant areas, streets, and parks considering the environment, neighboring properties, traffic and parking. It reviews permits for subdivisions, site plans, freshwater wetlands, and special uses. At this time, we have an opening for an alternate member. In order to maintain a qualified and diverse board, we are currently seeking candidates with construction, engineering or architectural expertise rather than legal knowledge of this subject. The alternate serves an important function and may be called upon to vote on applications when a quorum of members is not available. Meetings are held on the second Wednesday of the month at 7:30 p.m.


The Zoning Board of Appeals is comprised of five members, each serving a term of five years. Established in 1920, the Zoning Board has jurisdiction over residential special use permits and variances and interprets the zoning code. The Zoning Board currently has an opening for an alternate position. A resident with construction, architecture, or legal experience would be preferred. Meetings are typically held on the fourth Wednesday of the month at 7:00 p.m. 


TMFD Needs You! Are you age 14 or older, and looking for a way to volunteer and give back to your community? The Town of Mamaroneck Fire Department may be the perfect answer! The TMFD is always looking for new volunteers. To learn more about volunteering, please call them at 914.834.2192 and press 3.  


VAC Needs You! Volunteers are members of the community just like you. VAC's diverse group includes teachers, contractors, business professionals, and many other professions in their ranks. The volunteers fill shifts around their professional schedules, guaranteeing that an ambulance is ready to respond 24/7/365 and ensuring the well-being of their neighbors. Their annual call volume continues to climb. They answered over 1700 calls for service in 2023; often turning out two ambulances simultaneously multiple times a week. VAC is always looking for new members, ages 17 and older, to fill the day and night shifts. No prior experience is necessary! In addition, financial contributions are always welcome to help support their critical mission.
