Tracy McLaughlin named Marin County’s top producing agent in 2021 with $385m in sales to date
Happy holidays to my incredible clients, dear friends, and wonderful family. Despite the many challenges that have intrinsically come with Covid, I hope that you have had a great year, and that all is well with you, your family and your own personal health and wellness. It’s such a special time of year for celebrating all that we have. I am so grateful for my incredible family and many close friends. I am also honored to work in an industry that can really make a difference in people’s lives. It’s been a record breaking year in the representations of just under $400 million in closed sales this year in Marin, San Francisco, and the Napa Valley. I am especially proud of this month’s closing at 32 Shady Lane in Ross. This sale, at just over $28m, had multiple offers and is the second highest recorded sale in the history of Marin County. It also sets a record for generating multiple offers in an over $20m offering, selling for over $3m over asking of $24,995,000. It’s an incredible legacy property and deserves to have set a record (see below on details).
This year’s record-setting prices in Marin County in all price ranges continue to surprise me almost daily. Please look at the research/stats below to see the year over year results of continued pressure on prices. In short, the lack of supply is multi-faceted but largely attributable to dynamics happening simultaneously that have resulted in record breaking prices in all price ranges. Those factors include an aging population who are staying put in their primary homes (versus moving to rentals and/or assisted living) due to longer, healthier lives. This differs from the previous generation who moved out of primary homes sooner. Another reason for constraint in supply is continued low interest rates, making this an historic time for home buyers to borrow money for a mortgage. With rates as low as 2.5 percent, why not borrow the money and buy a home? The straight appreciation of most homes in Marin in this market supersedes the low borrow rates, making home ownership a far more appealing choice. Another reason for lack of supply relates to Covid-19 and the continuation of a culture of remote working and Zoom calls. The work at home dynamic creates the need for people to be in their homes for protracted periods of time, which turns attention to the importance of one’s home, its finishes, and the capital improvements that are invested to make it the best it can be. In my professional opinion, these combined factors have created unprecedented scarcity in supply, which is why there are so few choices for buyers, and why homes have become so expensive in Marin. It’s great for sellers but challenging for buyers in all price ranges. However, don’t lose hope! Finding the right home is not impossible. I have been able to connect so many of my buyers with my own clients/sellers, which has resulted in an inordinate amount of off market sales; the ancillary benefit of my many long-standing personal relationships in Marin. A far higher percentage of the more desirable properties have sold off market this year in Marin due to personal relationships and connecting my buyers with my own sellers. The off market component of selling both last year and this year is also unprecedented in our business.
