Happy early spring! I hope that you and your family are doing well. The real estate wave is fast and furious this year, with very scarce supply and unprecedented low inventory in all price ranges in almost every town in Marin County. Concurrently, buyer demand is at an all-time high for a myriad of reasons, but mostly to do with the continued exodus out of San Francisco for larger indoor and outdoor living spaces. While there has been some movement out of Marin for tax friendlier states like Texas, Tennessee, and Florida, I don’t see this as an ongoing trend which will be overly impactful in our local residential markets in the high-end as was previously anticipated. The rare intersection of constrained personal spending over the past year, continued historic low interest rates, and the priority of one’s home environment, will continue to put pressure on pricing in Marin. The net net is that if you thought buying a home in Marin was expensive last year, it’s likely even more expensive this year, and may well look like good value compared to next year. Timing markets is like having a broken watch: It’s only right twice a day. Don’t try to time the market if you find a home that you fall in love with, as that same house will likely cost more by the end of this year.
