This month I wanted to highlight why real estate continues to be such a strong component of one's investment portfolio.


Of course, the wisest investment will always depend on your goals, skills, time, and how involved you wish to be, but here are some things to consider when evaluating the returns of real estate versus the stock market:


The Stock Market


  • Historically, you can expect a 9-10% return over the long term
  • This is a liquid asset you can sell in seconds
  • Can start with a rather small initial investment
  • Leverage is rather limited
  • Tax benefits include capital gains, retirement accounts
  • Risk is based on market volatility
  • Cash flow is based on dividends which may be modest



The Real Estate Market


  • Historically, you can expect about an 8-12% return based on appreciation, and/or rental income depending on the market
  • In terms of liquidity, can take days, weeks, or months to sell
  • Investment usually requires a significant amount of capital
  • Leveragewise, easy to use mortgages to amplify returns
  • Tax benefits include depreciation, deductions, and more
  • Risk is based on market and property
  • Cash flow from rental can be significant



Thereby, huge advantages from investing in real estate are returns on investment due to long-term appreciation, tax benefits, leverage, and even income!

  • Pending Sales - increased +3.8% month-over-month [while in the regional South they increased +1.0%] 
  • Existing Home Sales - increased by +3.3% - month over month
  • Home Prices - increased +1.3% - year over year


Challenges:


  • Fluctuating Mortgage Rates


On the national level, the month of May continued to be a Buyer's Market with 4.5 months of Inventory.
