Conversion to Permanent Financing at The Bronx Grove
In January, The Bronx Grove's two buildings achieved 100% occupancy, leasing up 321 units in under 6 months! Thank you, Genuine Property Services, K&G Upright Consultants, NYC HRA, NYC HPD, and CAMBA, Inc. for helping CHV with this achievement. The $173 million dollar investment in the Bedford Park neighborhood of the Bronx provides 323 homes to the frail elderly, seniors, veterans, low-income and formerly unhoused families and individuals, and two onsite supers.
CHV reached another significant step in April by completing the permanent finance conversion. With all of the construction, leasing, and regulatory milestones achieved, CHV, Hirschen Singer & Epstein, Chicago Title, Ametrine Group, PKF O’Connor Davies, and the project's financing partners (BNY Mellon, JPMorgan Chase, NYC HPD, NYS HCR, NYS HHAP, and RBC Capital Markets) converted construction financing to permanent financing, ensuring the long-term stability of The Bronx Grove. This is a very time-intensive and important step in the lifespan of an affordable housing development.
The teaching kitchen furniture, outdoor furniture, computer room equipment, and gym equipment have been delivered and installed for residential use. These are just some of the amenities offered to promote tenant health and wellbeing.
| | With both buildings complete and occupied, we would like to give our gratitude to partners Aufgang Architects (architect), Bolivar Builders (contractor), Marvel Architects (landscape architect), ARMA Consultants (owner’s representative), and CAMBA (supportive services provider) for your contributions to The Bronx Grove. We’re also grateful to AKRF, Ettinger Engineering Associates, Henry Korn, Esq., McNamara Salvia, Muser Rutledge Structural Engineers, Sam Schwartz, Sam Tell, Tersigni Palachek, United Spinal, William Vitacco Associates, Interior Resources by Foliot Furniture, Lamb Insurance, ArtBridge, Arco Gallery, and Jim Conti Lighting Design for their assistance with construction and finishing of The Bronx Grove. | |
Topping Out at Clarkson Estates
CHV celebrated a significant milestone at Clarkson Estates, our $238 million workforce, supportive, and Passive House development in the Flatbush neighborhood of Brooklyn. The development topped out on Thursday, April 10th 2025. The final roof plank was hoisted into place atop the 334,745 square-foot, nine-story building by the dedicated team at Bruno Frustaci Contracting, Inc. (BFCI).
The event marked the completion of the block and plank construction for the development, which is part of the State’s $1.4 billion Vital Brooklyn initiative, and will provide 328 permanently affordable and supportive homes for low-income and formerly unhoused families and individuals, including youth aging out of foster care and formerly incarcerated individuals. Clarkson Estates will feature more than 30,000 square feet of community facility space and nearly 15,000 square feet of parking.
The construction, development, and design teams, including CetraRuddy Architecture D.P.C. and Starr Whitehouse Landscape Architects and Planners PLLC, gathered at the site to acknowledge all the hard work and collective commitment in achieving this milestone.

700-Foot-Long Art Exhibition Unveiled at Clarkson Estates
CHV and ArtBridge are pleased to announce Views of the Natural World, a public art exhibition featuring four Brooklyn artists: Tatiana Arocha, Darla Ebanks, Mary Mattingly, and Avani Patel. Each artist contributed their artworks for an installation on the construction sheds surrounding the new Clarkson Estates development.
The installation is part of the NYC Department of Cultural Affairs' City Canvas program that turns construction sites into art exhibitions with future reuse as tote bags. CHV is proud to support local artists while improving the pedestrian experience for NYC residents.
The artwork will be on display for the duration of required construction fencing. Completion on the overall development is scheduled for summer 2026 with leasing anticipated to begin next year.

The Model Unit at The Hart is Now Complete
The Hart, a $51 million investment in Bedford-Stuyvesant, Brooklyn, is more than 89% complete! Interior finishes are in progress on all nine floors. The model apartment provides an excellent example of the energy-efficient appliances and fixtures, as well as the beautiful wood cabinets and floors being installed in all 57 apartments.
The hoist, or external pulley used during construction, was taken down and the hoist line is in the process of being fully enclosed. Additionally, the electric switchgear has been installed as the building prepares for permanent power.
Upon completion, anticipated this summer, The Hart will offer permanently affordable and supportive housing for the frail elderly, families in which the head of household requires support due to mental illness, and low-income families and individuals. There will be innovative health and wellness programming for residents and nearly 5,000 square feet of community facility space for healthcare services.
