Two Court Cases Affecting Housing Providers


We're approaching the end of the year, but there are still some important cases to watch.


The California Apartment Association's appeal is ongoing. We have been informed that the ruling could be as late as December 23rd. Following the Orange County ruling that Santa Ana's tenant-dominated rent board is unconstitutional, we hope for a positive result in Pasadena.



Another important court date is Tuesday December 16th. A Pasadena housing provider and a tenant are joining together in a lawsuit to protect tenants' data.


We'll keep you posted on how these cases impact housing providers in Pasadena.



Property Tax Extension


If you didn't find time to file your December property taxes, you may have an extension until March 2026.


Earlier this year, the Governor issued an order to allow an extension for properties in fire-affected areas.

Do You Want to Make a Change in 2026?


It is now time to hire attorneys, political and marketing strategists to fix Measure H. Our goal is restore fairness and democratic oversight to rental regulation in Pasadena. The majority of rent board members and politicians in Pasadena are fine with the status quo. We must work to get our own measure on the November 2026 ballot. Our survey results showed us how we can win.


We have significant funding deadlines in the weeks and months ahead. In order to restore and defend a safe and sustainable rental environment for small-time housing providers and the tenants we house, please consider donating $120 per unit for 2025. That's about 1/2 of the current rental registry fee.


To be clear, we cannot fix Measure H without financial support from property owners.
