"The Manhattan sales market had its best spring season in more than half-a-decade in Second Quarter 2021. This quarter, closings and signed contracts soared, bringing inventory down from last quarter and helping to stabilize pricing. Second Quarter 2021’s strength was fueled both by familiar and newer forces. The vaccine and further reopening of the city brought about increased confidence in New York and its real estate market and the return of many potential buyers."

The East End

"The first six months of 2021 were all that and then some! . Viewing All Hampton Markets Combined and the Total Home Sales activity mid-year screams, “Look at me!” All three criteria monitored by Town & Country Real Estate rose significantly, starting with a whopping 68% spike in Total Home Sales Volume. There were 51% more homes trading hands and a Median Home Sales Price of $1,586,000. That’s 34% greater than the $1,180,000 logged in 2020 in the same period.

Looking at All North Fork Markets Combined we see figures like a 90% spike in Total Home Sales Volume and 44% increase in the Number of Home Sales. Both indicators leading to a 30% swell in Median Home Sales Price up from $588,000 in 2020 to $765,000 in 2021.

The only red is the Number of Home Sales in the Under $500K category in both the Hamptons and North Fork, a market that is clearly disappearing due to lack of inventory.”
