  • COMMUNITY CENTER EXTENDED HOURS: Beginning June 1st, the UHills Community Center will test out extended operating hours on Tuesdays and Saturdays. The Community Center will remain open on Tuesdays until 9pm, and will open early on Saturdays from 8am. All other operating hours will remain the same. Everyone is encouraged to take advantage of these extended hours over the next few months!

Spring Fiesta Recap

The Spring Fiesta was a resounding success, drawing between 1500-1800 participants throughout the day. Over 270 pounds of Drug Give Back recycling was collected by the UCI Police Department. 2,000 pounds of document shredding waste were recycled. 3,000 pounds of various E-Waste items were recycled. Recycle From Home called for backup due to overwhelming material collection. Children’s Art, Bubbles, Bouncing, Great Pumpkin plant give-a-way, Physics Dept Telescope viewing of the Sun, OC Birds of Prey, Jurassic Reptiles Show, Petting Zoo, three food vendors and extensive community information booths entertained and educated throughout the day. Thanks to all the volunteers and attendees for making this a wonderful day!

Traffic, Construction, and Maintenance Updates

Construction Updates



  • Vehicular traffic is advised to avoid Los Trancos Drive due to heightened Area 12 construction activity in the new housing area.
  • The new pedestrian/bike trail (old paseo) to the campus core is now open! This 8’ wide sidewalk runs along the eastern edge of the Area 12 community. This allows for a safer path of travel for pedestrians and bikers heading to the campus via the traffic-controlled intersection at Engineering Gateway. Walking north to campus, the trail can be accessed through lower Los Trancos Park.
  • Structural framing is nearing completion on all buildings. Stucco and painting will be taking place in the coming weeks.

Street Slurry Project Begins in May

 

Pursuant to long range reserve planning we are entering the final phase of our 2025 street repairs. This final step is the re-striping of major intersections and the slurry seal for half of the University Hills community residential streets. For 2025 we will start with the older areas in the community (Areas 1-7) or every residential street west of Gabrielino Drive and north of California Avenue. The balance of the UHills residential streets and commuter streets (Los Trancos Dr, Vista Bonita Dr, Gabrielino Dr, California Ave) are scheduled for 2026. 

 

Please look for the email sent on Tuesday 5/6 with initial details, and upcoming emails will be sent to clarify the schedule for each street.  

Los Trancos Pool Parking


Parking at the Los Trancos Pool is exclusive for use of the pool, jacuzzi, and park only. Violators will be cited by UCI Parking & Transportation.  

Home Improvement Permits & Inspections

Home Improvement Permits & Inspections


The City of Irvine is no longer issuing building permits or providing inspection services for any building on UC land, including home improvements in University Hills. Building permits and inspections will now be the responsibility of UCI Design & Construction Services (D&CS).


UCI D&CS is directing University Hills residents with a proposed home improvement to first contact ICHA Community Development. To start the process, please send an email to homeimprovements@icha.uci.edu. ICHA will connect homeowners needing permits to a third-party inspector that will process all permits on behalf of UCI.


The Homeowners' Representative Board's (HRB) role in reviewing property improvement applications and the timeline are not changing under the new permitting process. Please reference University Hills' Property Use & Maintenance Regulations to learn about the property improvement process and requirements.


UNIVERSITY HILLS HOME IMPROVEMENT PROCESS:


  • Contact ICHA Community Development to discuss your property improvement(s) and steps required. Depending on your home and your proposed project, approval may require one or more of the following: Condo board review and approval, Property Improvement Application, HRB review and approval, and UCI D&CS building permits and inspection.



  • If a building permit is required, ICHA Community Development will connect you with Willdan Engineering, the third-party firm completing plan checks, permitting and inspections on behalf of UCI D&CS.

Explore University Hills' May StoryWalk® book, "Imagine!" by Raul Colon. The UHills Entertainment Committee displays a new book the first weekend of every month. Your StoryWalk® adventure begins at the entrance to Vista Bonita Park, near Vista Bonita Drive.

UHills Block Party Package Is Available!

The HRB encourages the community to host BLOCK PARTIES!


The HRB is proud to promote community engagement and would like to support the block parties. The Entertainment Committee has put together a Block Party Package where hosts may request any of the following:

  • Tables
  • Tablecloths
  • Chairs
  • Cones
  • $150 for food and drink (this will be reimbursed after the event)
