Oak Grove Native Garden Update

Dear UHills Neighbors,

We're glad to inform you about evolving plans for the Oak Grove Native Garden in UHills. The garden is a collaborative project between the UHills Sustainability Committee, the HRB and ICHA. The purpose of the garden is to feature native plants, create habitat for birds, insects, and other pollinators, and educate our community about the rich biodiversity of Southern California.

The Native Garden will occupy about 1/3 of an acre in the current grassy area at the corner of Pauling Street and Coltrane Court. ICHA will receive a financial rebate from the Irvine Ranch Water District and Municipal Water District of Orange County for removal of current grasses, and replacement with native species that will not require as much water.

To prepare the site for renovations and planting in the fall, turf will be removed, and grading will begin in late summer/early fall. Landscaping, hardscape, and other amenities will follow. We expect to begin planting in the fall/early winter.

The Sustainability Committee will have a booth at the Spring Fiesta with more detailed plans and information.

Thanks are extended across the board to the HRB, Sustainability, ICHA, MWDOC, IRWD, and Ridge Landscape Architects for this collaborative effort. We apologize in advance for disruptions resulting from this renovation and thank you for your patience and understanding. We look forward to enjoying the Oak Grove Native Garden with you and generations to come.

Traffic, Construction, and Maintenance Updates

Construction Updates

  • Vehicular traffic is advised to avoid Los Trancos Drive due to heightened construction activity in the new housing area.
  • The new pedestrian/bike trail (old paseo) to the campus core is now open! This 8’ wide sidewalk runs along the eastern edge of the Area 12 community. This allows for a safer path of travel for pedestrians and bikers heading to the campus via the traffic-controlled intersection at Engineering Gateway. Walking north to campus, the trail can be accessed through lower Los Trancos Park.
  • Structural framing is nearing completion on all buildings. Stucco and painting will be taking place in the coming weeks.

Street and Side Sidewalk Work

Pursuant to our Long-Range Reserve Planning ICHA has commenced with the 2025 street and sidewalk repairs and refurbishments.

Summary:

~ Per the Long-Range Reserve Planning, we were scheduled to make street asphalt repairs, re-seal/slurry the residential streets and do concrete sidewalk repairs 2 years ago. Prior to starting this work Google Fiber came to ICHA with an opportunity to provide their internet services to the UHills community. Given the opportunity, we postponed our projects to allow for this new amenity.

~ Now that the Google Fiber work is mostly complete and the weather advantageous, we have been coordinating street asphalt repairs with our contractor Inline Construction. These street repairs are mostly found in the older areas within the community, or areas where Google Fiber trenched in the streets. The newer phases all were outfitted with underground conduit to accept future underground cabling additions. Barring the unforeseen, the residential street work should be completed by Friday, April 18th and then the commuter street work the week of April 21st.

~ The next project will be concrete sidewalk and concrete curb and gutter repairs throughout the community. This has an anticipated start date set for Monday, April 28th.

~ And the final project is the slurry sealing of our residential streets in our older phases. These streets are all west of Gabrielino Drive and north of California Avenue. This sealcoating work is scheduled for mid-May to take advantage of the weather (not too hot, nor too cold) and will last 30-45 days. We are coordinating with Inline construction now to establish a street-by-street schedule, and that information will be shared in the coming weeks and posted at each street several days prior to work beginning. The balance of the UHills community streets will likely be slurry sealed in 2026.

Free Mulch - Coming Tuesday 4/22!

Come Pick Up Free Mulch

ICHA Community Center Parking Lot

Mulch arrives on Tuesday, April 22. Again, thanks should be directed to Leonard Chaidez Tree Service and the HRB for gifting this fine material to the community. Chaidez has been pruning University Hills trees for over 25 years.

The mulch is recycled landscape waste and tree leaves, branches and trunks. The material is first chipped and then aged, where it undergoes an intense heating and baking period that kills pathogens and pests. The heated and aged materials are then twice-ground to make the one to two-inch texture.

The mulch drop is being centralized in the Community Center Parking Lot for the safety and convenience the community. First come, first served.

Why Use Mulch?

Mulch contains wood and green waste from tree trimming and landscaping.

Covering bare dirt with mulch:

  • Recycles green waste
  • Controls erosion
  • Retains moisture
  • Promotes the development of nutrient-rich soil
  • Looks beautiful
  • Keeps weeds at bay
