The cold is coming, though it’s hard to believe when it’s 106 degrees in Newport Beach!
Lately, you may recall, we have seen wisps of cool air and the days growing shorter, cooler, and cloudier. These things are a detriment to a seal project with one the biggest factors being humidity. The problem lies in dry times; in the summer and warmer months, there’s no problem. While we prefer 70 degrees minimum temperature outside (“ambient temperature”) for effective drying, 60 degrees and rising can suffice if there is a smooth surface and not a lot of shade. It’s critical to heed these points because opening up your parking lot before the seal has dried, can create a big, costly mess and increased liability. It can also compromise the lifespan of the seal if it is not allowed to cure properly. Let’s look at how to prevent these predicaments.
Things to be aware of:
- High humidity- this is the “quiet killer”. Even on warm days humidity can really slow things down. Since drying is actually the moisture in the material being absorbed by the atmosphere, it makes a difference how much ability the local atmosphere has to accept it. On a typical day, say 80 degrees with 10% humidity, the air has almost 90% of its volume available to take on water vapor. On a day with 80% humidity, there is only 20% of dry air available to take on water. Just this one fact alone kills more seal projects than anything as it is not often considered when scheduling.
- Low temperatures – even if it is 75 degrees ambient temperature, it may have been 50 degrees last night so anything in the shade will still be hovering around 55-55 degrees even hours into the day. This is why shaded areas dry so slow in the fall. Not because they are not in direct sunlight—though sunlight does expedite drying. It is more that the ground temperature is so low as well as the surrounding air, that it can’t take on any more water. Cool air gets humid quickly and stays saturated making dry times slow.
- Rough areas and cracks – in rough and crack areas the material goes on much thicker and can pool in depressions. A thicker material takes longer to dry- it is just common sense.
- Lack of wind – stale, stagnant air becomes super saturated with the evaporating water vapor and cannot take on more water. One can even feel it sometimes, right before the atmosphere bursts loose with rain. The air feels super humid in areas but anywhere there is a slight breeze the humidity is much less. The same principle applies here. The faster the dry air can move over the wet surface, the quicker it will evaporate and subsequently cure.
Now that being said there are additives and hardeners that can be used with the seal coating material to expedite drying. Some work, some are gimmicks. Even the best fast-drying agent in the world will not help things dry if enough weather attributes are stacked against it. So the next time your contractor warns you about sealing at a certain time of the year or weather pattern, please take heed. We do literally hundreds of seal coating projects a year. We have had projects take up to 3 days to dry when customers insisted we seal in a cool December after we warned them. Once it is on the ground, there is not a lot than can be done. Understanding the basics of dry time factors will go a long way here. Ask questions and make informed decisions and hopefully the Winter Warfare will not leave too many battle scars on your next seal project.
