URGENT – ACT TODAY TO INCREASE RENTS IN OCTOBER


We attended the August 15th meeting of the Pasadena Rental Housing Board on your behalf to ensure that housing providers’ voices are heard.  


The most important item on the agenda was the new rent increase of up to 3.0% starting from October.  This amount is based on local inflation rates and the required data has been available since April 10th 2024.


The unelected and unaccountable Rent Board has chosen to leave it to the last possible moment to release the information and produce the legally required form.


As well as this unnecessary delay, we found that neither the Chairman Bell of the Board, nor Director Morales of the Rent Stabilization Department, were aware of their own Measure’s rules that require housing providers to send a specific form in addition to your usual form to change lease terms.  


We reminded them on record of this requirement, and Director Morales promised to have them ready for “the end of this week”.  That deadline has long since passed, but today the Rent Board has finally published the correct form, at 7:50am on the last possible day.


As we told you in our newsletter of July 27th, it’s vitally important to get the details right.  If you are planning to increase rent for October 2024, you need to act TODAY (unless you can meet the tenant face to face this week). You need to give 30 days’ notice to regular tenants (and 60 days to Section 8 tenants) if you can serve the notice to them directly.  But if you need to put the notice on their door then you must also mail it to them, and add an additional 5 days, so you have to get your notice in the mail TODAY (August 26th, 2024)

 

If you think the Rent Board’s foot-dragging and incompetence is unprofessional and inappropriate, then get in touch with your Pasadena City Council member (Directory below) to let them know about this attempt to make it impossible for you to carry out timely rent increases.
