Financial Audit
We are pleased to announce that the independent audit of our financial statements which included our balance sheet, revenues and expenses, changes in fund balances, cash flows and reserve accounts has been completed. The auditor’s opinion was “the financial statements referred to above present fairly, in all material respects, the financial position of Ultimar Two Condominium Association, Inc. as of December 31, 2018, and the results of its operations and its cash flows for the year then ended in accordance with accounting principles generally accepted in the United State of America.”
This audit was probably the most thorough and comprehensive we have had in the past several years. Our thanks to Manny Garcia (Building Manager) and Moen Jourjy (Treasurer) for their efforts in ensuring our processes and internal controls drive the appropriate results. Fire Alarm System
There is one final inspection of our fire alarm system and once that is completed we will be finished with this huge project. From installing new speakers in every unit, new strobe lights for the garage, upgrading the fire sensors in all common areas, installation of a new fire panel and wiring for the generator, this comprehensive project took over one year to complete. Our thanks to all owners in helping us gain access to their units in a timely manner to install the speakers.
The fire department has conducted numerous inspections over several days to ensure all components were working properly. The final inspection is for the strobe lights in the parking area. Thanks again for your patience and understanding when these inspections took/take place.
