Building News & Highlights


  • Fire Panel & Fire System:  We are using a new company to service our fire panel and systems.  They are based out of Pinellas county and so far they are providing superior support and service.  The new company has replaced various modules and strobe/speaker that recently failed.
  • Fire Extinguishers:  All building fire extinguishers have been replaced and tagged as required by law.
  • Elevator:  Otis elevator is in the process of repairing a malfunctioning display and roller wheels.
  • Roof:  The roof is close to exceeding its useful life and it is expected to need full replacement within the next 2 or 3 years.  Routine roof maintenance will be scheduled to maintain various elements as required.  A new wind mitigation inspection will be ordered after the roof maintenance is completed as the old one is due to expire.
  • AC Units:  One of the large lobby AC units and various vestibule units were replaced due to their end of life and failure to function.
  • Building Structural Integrity Inspection:  Our manager has engaged various engineering firms for bids.  We will review each of the proposals.  The Structural Integrity Inspection is required by the new law and must be completed by December 31, 2024.
  • Building Structural Integrity Reserves:  Once the Structural Engineer defines the structural elements of the building that fall under the new mandatory reserves, our manager will engage various Reserve Study firms for bids. The Structural Integrity Reserves is required by the newly enacted law and must be completed by December 31, 2024.
  • Ultimar II Board has implemented a quarterly walk-through with our current HOA building representative, Jerry Sacca, to officially report areas that require maintenance and repairs that are the responsibility of the HOA management team.
  • We encourage owners who have water leaks in their garage to report them directly to the HOA management, Kristin Crockett, for repair.  She can be reached at 727-593-5750 or ultimarhoa@outlook.com
  • In August 2022 the HOA maintenance team accidentally damaged a post tension cable under the Ultimar II loading dock.  HOA quickly repaired the cable by using a speciality firm. (A post tension slab is a concrete slab with steel cables running through it).
  • Recently there has been significant water leakage through the roof slab on the south side of the Ultimar II garage.  This has been reported to HOA management for repairs.
  • Finally, we like to thank our HOA building  representatives, Jerry Sacca and the HOA team for working with us to address the reported items as we continue to work together to improve our community.

Charging Electric Vehicles


 Ultimar One experienced a private garage fire due to an electric vehicle charging device. The fire was contained to one

private garage and was extinguished by Clearwater Fire & Rescue. 


If you have an electric vehicle, do not charge it in your

garage or the common garage areas.


Just a couple of private garage reminders; please ensure there is proper clearance below your garage fire sprinkler head.

There should be a minimum of 18" beneath each sprinkler head.


Do not overload the circuit to your garage with appliances. Private garages share a circuit with neighboring garages and overhead lights.

Dwelling Live


Dwelling Live is an online service provided by the HOA and is utilized by the Gatehouse. This service gives you the ability to establish permanent and temporary visitors online. Upon your guest's arrival, the gatehouse is able to confirm the visitor and issue a parking pass. You can receive a text when your guest's parking pass is issued.

Building Reminder


Leaving large items like beach chairs and bicycles outside your

front door and in walkway/hallway areas are not permitted.



HOA Monthly Report

The Ultimar HOA generates a monthly report highlighting projects/repairs that have been addressed for the shared common elements. We will be sharing this monthly report on our website as it becomes available. The July and August 2022 reports can be found in the Owners Section of ultimar2.com
