GNMLS President's Message


Welcome to 2026! Wishing everyone a happy, healthy, and prosperous New Year. Winter is off to a great start with snowmobile trails open and plenty of local events planned. Take some time to get away, recharge, and enjoy everything the Northwoods has to offer this season.


TrustFunds officially launched in the MLS in December and the rollout has gone smoothly. If your firm hasn’t enrolled yet, now is a great time to get set up before the spring rush. A quick, secure way for buyers to send earnest money—without relying on the USPS—is truly a game changer for our area.


GNMLS is also expanding its marketing reach in 2026. Be on the lookout for our ¼-page ads in many local visitor guides, with distribution expected to exceed 325,000 printed copies. This added exposure should help further strengthen our Northwoods real estate market.


Budget planning for next year will be starting soon. Along with potential lockbox purchases in the coming years, we’re also exploring AI-based tools to support listing data integrity, member education, and board office operations. We’d love your input—please send your ideas to me or the board office (MLS@NorthwoodsRealtors.org).


Looking ahead, NWAR President-Elect Kristin Fuerstenberg and GNMLS President-Elect Andrea Krueger will chair the 2026 Nominating Committees. Each committee will include three volunteers who will help recruit and prepare candidates for our June elections. We welcome members from across our seven-county area and firms of all sizes. Meetings can be held virtually, so travel isn’t required. If you have a few hours a month to give back, please let Matt, Victoria, or myself/Janel know—it’s a great way to grow your network and help guide our organizations forward.


Finally, don’t miss the great learning opportunities coming up. Terry Watson—“the aha guy”—comes highly recommended and will be presenting at a FREE event on January 22nd at Inshalla Country Club in Tomahawk. In addition, Victoria, our MLS Coordinator, will host 2 educational sessions coming up: January 7th (Admin Mastermind & Advanced MLS Training) and February 11th Lunch & Learn: Getting the Most Out of the MLS.

FROM THE MLS...

SHOWINGTIME TIP FOR MULTIPLE MLS USERS: MERGING DUPLICATE LISTINGS

 

When an agent belongs to more than one MLS, each MLS feed sends its own listing record to ShowingTime. Because of that, the agent will see 2 separate listings for the same property in their ShowingTime account (one per MLS). Each listing setup needs to be completed individually, as settings from one MLS record do not automatically apply to the other.

 

Agents can add the other MLS profiles so all listings appear in their ShowingTime account, but the listings themselves remain independent. This ensures that data, permissions, and settings stay aligned with each MLS’s rules and structure.

 

DID YOU KNOW - if you have the same property & listing agent, these 2 listings can be merged within ShowingTime?


Merging combines both MLS records into a single view where all showing instructions, feedback, and activity sync across both listings. This ensures that any showing request made from either MLS follows the same configuration and avoids duplicate work.


Merging comes with the following perks: 


  • All showing activity, feedback, and instructions then sync between both listings.
  • Any updates to the showing setup apply to both.
  • Requests made on either MLS listing will route to the same showing configuration.


If you only want to only complete the listing setup once, make sure you merge your listings together FIRST so that one record becomes the primary listing and the other is 'linked' beneath it.

Housing Market Set for a 2026 Comeback, NAR Predicts

Although 2025 didn't meet sales expectations, NAR Chief Economist Lawrence Yun says a combination of rising inventory and interest rates in the 6% range will be enough to kick-start sales in 2026. Yun shared his optimistic outlook in November during NAR NXT, The REALTOR® Experience. During the virtual Real Estate Forecast Summit, Yun reiterated his expectation that existing-home sales will increase 14% in 2026.
