Flood Insurance Coverage and a Possible Government Shutdown

With a deadline looming for this Friday, the Federal Government is once again on the brink of a shutdown. With spending bills falling victim to congressional differences, FHBA reminds our members that this disruption will foreseeably shut down the National Flood Insurance Program.

In the recent past, disruptions have caused immediate and widespread impacts on property sales, home values and consumer confidence.

 

In addition to the cease of home sales in areas where flood insurance is mandatory in order to obtain a mortgage, homeowners who currently have NFIP policies will be unable to renew, creating further complications for current mortgage holders. In short, the shutdown represents a major disruption of the housing market directly impacting your ability to close on properties requiring flood insurance coverage.

 

The last Federal Government Shutdown lasted for 18 days. We strongly encourage you to work with your agents and realtors to complete the cash transactions to purchase these policies as you prepare for this disruption, as the policy may be assigned after purchase.

 

A shutdown may also delay the processing or closing of federal loans including VA and FHA loans. The underwriting and processing requirements for these loans will remain in force during the shutdown and no loan may be endorsed that does not fulfill those requirements.
