MVAR® 2022 June E-newsletter

A message from the Board President

MVAR, happy June!

June is my favorite month of the year, this is mostly because the weather here in the pacific northwest mirrors something from a hallmark movie (a perfect balance between sunshine, light breezes and an even 74 degree temperatures), it’s also my birthday month and the time my children will be out of school- which means that summer has officially began in my household.

But in truth, it’s also National Homeownership Month; The Real Estate Nerd in me loves that we have an entire month devoted to this.

REALTORS® have the privilege of assisting people with their greatest investments, Real Estate. It cannot be lost or stolen, it’s intangible to creating generational wealth, while establishing leverage against rising inflation. As professionals, we strive to ensure that all Americans have the opportunity to achieve the dream of homeownership. This dream grounds our Country as the centerpiece of the American Dream and it is, without a doubt, the pathway to economic well-being.

I find it interesting to learn that a homeowner’s net worth is 40 times the net worth of a non-owner, and that an average of 65.5% of American’s own their homes. National Association of REALTORS® recently reported that the total value of owner-occupied housing rose by $8.2 trillion in the last decade and the number of middle-income homeowners increased by nearly one million. The typical homeowner in the United States of American has accumulated more than $200,000 in housing wealth due to overall price appreciation.

There is no doubt that the overall historic 50 year shortage of affordable homes available to the market has severely limited access to the residential real estate market. Enabling more households to achieve sustainable homeownership earlier in life and maintain that ownership throughout their life is crucial to narrowing homeownership and housing wealth gaps.

The housing shortage has greatly impacted homeownership opportunities. For reference, there are currently 165,000 homes listed for sale that middle-income families can afford to buy, a significant decline from 450,000 homes in 2019. I also found a statistic shared by NAR® that indicated that only one affordable listing arrives to the marketplace for every 125 households. This is in an incredible decline from one listing for every 46 households in 2019.

While the challenge of our marketplace continues to change, one thing REALTORS® know how to do well is adapt to their surroundings, adjust to the constrains of a tight market and get their clients to the finish line. So no matter what season is upon us, we are the gate keepers of the American dream and the doers of deeds that puts our clients into homes.

Happy National Homeownership Month, MVAR. Thank you for all you do to serve your clients, their dreams of homeownership and the continuing belief that the American Dream is alive and well.

At your service,

Ashleigh Fordham
