NEW OR USED APPLIANCES?

Last week a landlord shared her recent experiences with using new versus used appliances with rental property. Read on below:

"For 20+ years we have outfitted all of our rentals with used (major) appliances, bought from a local guy: he delivers, installs, and hauls away the old appliances. In 2024 we installed all new appliances in a few houses. The washer broke at one rental within one year and took 6 weeks or more for a warranty repair. When it broke again recently, our Used Guy won't even take it. He said he has too many of that same unit. Then the dryer broke, too. He replaced and begrudgingly took the "new" one for parts.

We've now had a call about a dryer at another place. It's a year and two months old outside the warranty.

So we are back to buying used. Except he's running out and can't replace his old stock with today's junk, I guess. Says he'll retire in a few years."

This was the beginning of a discussion on using new versus used appliances. What has been your experience? And what do you prefer to use in your rental property, new or used? View the complete "new versus used" discussion on our website to see what responses were shared by landlords nationwide.

HOTEL ROOM RESERVATIONS

At the beginning of this week, we received calls from a couple of landlords coming to our upcoming Landlord Convention in Ohio on June 4-6, 2026. They reported that our hotel room block had sold out and no more hotel rooms were available.

Good News! We contacted the hotel this week and they were able to add some additional rooms for our attendees. If you have not yet made your hotel reservations for this year's Convention, we have a great rate of only $118 per night. The regular hotel rate starts at around $170 per night. So reserve your room online or call right away before the additional rooms we were able to get sell out as well.

And if "you" have not yet signed up for this year's Convention, do so today by calling 1-800-950-2250 before the Convention itself sells out. We promise you it will be well your time and can help you save thousands or even tens of thousands of dollars with your rental property. I know that may seem like hype, but don't take just my word for it. Scroll down on the following page to see a short video clip from several landlords who came last year.

SEMI GLOSS OR FLAT?

One other area of frequent debate where landlords have differing opinions is whether to use (and where to use) semi gloss versus flat paint in their rental property.

Go now to check out the "semi-gloss versus flat" discussion, and read not only what type of paint landlords are now using but what parts of the house they are using it (and why).

Stay in control, stop making biggest landlord mistakes, save thousands of dollars, increase your net income, and make the most of the assets God gives you!
